JOB REQUIREMENTS: Port Supply & Property Management is looking for a

full-time experienced Maintenance Technician for properties located in

Beaver Dam area. Ideal candidates will possess a minimum of 3 years of

experience in all aspects of building maintenance including knowledge

and experience with carpentry, plumbing and electrical systems,

apartment turnover, painting, drywall repair, cleaning, and completing

work orders. Qualified candidates will also have strong work ethic and

customer service skills. Successful candidates will be a team players,

have strong problem solving skills, and provide excellent customer

service skills. Responsibilities: Prepares vacant units for new

residents Perform day-to-day repairs and emergency and preventative

maintenance Promptly respond to all work orders Paint and repair

drywall. Assist with grounds work Repair mechanical systems. Perform

maintenance of electrical systems (replace light bulbs and sockets,

fixtures, and repair circuit breaker panels etc.) Assist in the repair

of HVAC systems and other systems. Maintain heating and plumbing systems

to ensure functionality Perform manual repairs when necessary (fix

locks, replace windows etc.) Undertake activities of pest control such

as spraying insecticide Conduct general upkeep procedures (e.g.

landscaping) and other tasks as assigned (painting, carpentry etc.)

Requirements: To work 40 or more hours per week, Monday - Friday,

8:00am - 5:00pm (plus participation in the on-call rotation schedule)

Must reside within a 30-minute response time to all apartments in Beaver

Dam With the ability to execute the above responsibilities and beyond

With experience in property maintenance or related Knowledge of and/or

experience with electrical, plumbing, appliances, HVAC, construction,

carpentry, painting, hydraulic and/or other system. (general handyman

experience in building maintenance) With interpersonal skills to

interact professionally, clearly, and respectfully with tenants and

others as needed To work independently with minimum supervision Aware of

all local, state, and federal codes To provide own basic tools for the

position Knowledge of Flooring and Tile Knowledge of general maintenance

processes and methods Working knowledge of tools, common appliances and

devices Manual dexterity and problem-solving skills Willingness to work

overtime High school diploma or equivalent Certificate in HVAC, building

maintenance technology or relevant field will be a plus Customer Service

and Experience in the Apartment Industry is helpful Perform routine

maintenance, such as inspecting drives, motors, or belts, checking fluid

levels, replacing filters, or doing other preventive maintenance

actions. Repair machines, equipment, or structures, using tools such as

hammers, hoists, saws, drills, wrenches, or equipment such as precision

measuring instruments or electrical or electronic testing devices.

Diagnose mechanical problems and determine how to correct them, checking

blueprints, repair manuals, or parts catalogs, as necessary. Assemble,

install, or repair wiring, electrical or electronic components, pipe

systems, plumbing, machinery, or equipment. Maintain or repair

specialized equipment or machinery located in cafeterias, laundries,

hospitals, stores, offices, or factories. Perform general cleaning of

buildings or properties. Plan and lay out repair work, using diagrams,

drawings, blueprints, maintenance manuals, or schematic diagrams.

Fabricate or repair counters, benches, partitions, or other wooden

structures, such as sheds or outbuildings. Paint or repair roofs,

windows, doors, floors, woodwork, plaster, drywall, or other parts of

building structures. Perform routine maintenance on boilers, such as

replacing burners or hoses, installing replacement parts, or reinforcing

structural weaknesses to ensure optimal boiler efficiency. Provide

groundskeeping services, such as landscaping or snow OTHER

EXPERIENCE AND QUALIFICATIONS: Ideal candidates will possess a minimum

of 3 years of experience in all aspects of building maintenance

including knowledge and experience with carpentry, plumbing and

electrical systems, apartment turnover, painting, drywall repair,

cleaning, and completing work orders. Qualified candidates will also

have strong work ethic and customer service skills.
