Maintenance Technician

The Maintenance Technician is responsible for performing a variety of maintenance tasks to ensure the efficient operation and upkeep of residential and/or commercial properties. This role involves troubleshooting and repairing mechanical systems, conducting routine inspections, and responding to tenant maintenance requests. The Maintenance Technician plays a crucial role in maintaining the property’s appearance and functionality, contributing to tenant satisfaction and property value retention.

Key Responsibilities:

General Maintenance:

Perform routine maintenance tasks, including painting, carpentry, plumbing, electrical, appliance and HVAC repairs.

Conduct regular inspections of properties to identify and address maintenance issues.

Ensure all maintenance work is completed efficiently, safely, and in accordance with industry standards.

Troubleshooting and Repairs:

Diagnose and troubleshoot issues with building systems and equipment.

Perform timely repairs to minimize disruption to tenants and property operations.

Coordinate with external contractors for specialized repairs as needed.

Preventive Maintenance:

Implement and adhere to preventive maintenance schedules to extend the life of property systems and equipment.

Maintain accurate records of maintenance activities and equipment servicing.

Monitor and replace worn-out parts and materials before they fail.

Tenant Relations:

Respond promptly to tenant maintenance requests and ensure timely resolution of issues.

Communicate with tenants regarding maintenance activities and schedules.

Foster positive relationships with tenants to enhance satisfaction and retention.

Safety and Compliance:

Ensure compliance with local, state, and federal regulations related to property maintenance and safety.

Adhere to safety protocols and use personal protective equipment (PPE) as required.

Participate in safety training sessions and maintain a safe work environment.

Inventory Management:

Maintain inventory of maintenance supplies and equipment.

Ensure tools and equipment are properly maintained and in good working order.

Monitor and manage maintenance expenses within budget constraints.

Qualifications:

Education: High school diploma or equivalent required. Technical or vocational training in building maintenance, HVAC, plumbing, electrical, or a related field preferred.

Experience: Minimum of 2-3 years of experience in property maintenance or a related field.

Skills:

Strong knowledge of building systems, including HVAC, plumbing, electrical, and structural components.

Excellent problem-solving and troubleshooting abilities.

Ability to read and interpret technical documents and blueprints.

Effective communication and interpersonal skills.

Proficiency in using maintenance tools and equipment.

Basic computer skills for record-keeping and communication.
