This position assists the Resident Manger who oversees all day-to-day operations at an assigned property including: showing apartment units to prospective tenants, screening applicants, preparing all supporting paperwork, collecting rents, preparing eviction notices, ensuring a safe and welcoming environment for tenants, walking the property, enforcing all lease/house rules/addendums, preparing reports, marketing the property.

This is a huge responsibility, and we value the level of customer care it takes to do this well. The Assistant Resident Manager is very motivated to find solutions to complex issues and has an eye for detail. Most of all, Assistant Resident Managers enjoy the work they do and continuously help create a positive resident experience.

What you’ll do

⋆Works an irregular shift after training is completed, usually evenings and weekends (specific hours assigned by upper management). Takes verbal and written instructions from the Resident Manager. Helps with the security and safety of the building. Deals with residents in a helpful, non-threatening way. Helps enforce the house rules concerning visitors, alcohol, noise, and similar codes of conduct. Assist with corrective noticing of residents for lease violations.

⋆Help market vacant units, shows units to prospective residents, screens applicants, and assists applicants in completing required agreements/leases and related documents.

⋆Help handle details of move-ins and move-outs. Delivers receipts and notices to residents. Checks guests in and out.

⋆Maintains good working relationships with residents, supervisors, the public and other-agency representatives. Receives and makes copies of resident and guest suggestions/complaints for Resident Manager’s review.

⋆Help inspect property for “curb appeal” ensuring trash is picked up around the outside of the building, parking lot, and all inside common areas. Notifies the Resident Manager if additional work is required. Monitors grounds for appropriate snow removal. Inspects property for safety and improvement items.

⋆Perform security checks such as walking the hallways and stairways hourly and at the beginning and end of each shift. Checks security monitor and tape and ensures a tape is installed and properly running at all times.

⋆Perform cleanliness/neatness inspections in storage rooms, laundry facilities and all other common areas. Reports malfunctioning machines and damage or vandalism of any kind. Takes out the garbage when needed. Spreads ice-melt at exterior entrances when needed for resident safety.

⋆Perform office functions such as filing, input of work tickets, documenting activities in office journal, sending out faxes, answering telephone and taking voice mail messages, daily checking of e-mails, and completing the shift checklist each day for Resident Manager’s review. Coordinate with the Resident Manager and the Senior Property Manager through daily e-mails. Helps maintain inventory control of supplies and equipment.

⋆Perform other related duties as assigned.

Minimum Qualifications

⋆Must possess current driver’s license and vehicle insurance, clean criminal record, DMV report and ability to be bonded.

⋆High School or equivalent diploma.

⋆Ability to read and interpret policy and procedures and take instructions verbally.

⋆Ability to respond appropriately to the inquiries and comments of supervisors, subordinates, other NWA staff, residents, and the public.

⋆Ability to use standard office machines such as computers, 10-key, fax and copiers.

⋆Ability to enter data into a property management software system.

⋆Skill to articulate effectively the policies and procedures of NWA.

⋆Knowledge of Fair Housing Act and Alaska Landlord Tenant laws.

⋆Must possess a positive attitude, exceptional interpersonal and leadership skills.

⋆Has excellent problem solving skills.

⋆Demonstrates strong verbal and written communication skills.

⋆Demonstrates strong customer service skills. Demonstrate ability to diffuse and respond to customer concerns.

⋆Ability to work with diverse cultures and people of many ethnic and social backgrounds.

⋆Must be able to walk property to deliver notices and inspections.

Preferred Qualifications

⋆Some prior experience working with low-income housing residents as a property manager or resident manager.
