Property Manager for Elegant Sedona Vacation Rental
We are seeking a dedicated and experienced Property Manager to oversee two premium vacation rental units within a distinguished property in the heart of Sedona, celebrated for its five-star rating on VRBO. This role is perfect for someone who is meticulous, guest-oriented, and capable of maintaining the highest standards of property management.
Key Responsibilities:
Transition the operational workload from the owner, who is looking to step back after many successful years, to ensure both relaxation for her and continued excellence in guest service.
Optimize property management practices to achieve full occupancy and impeccable guest satisfaction.
Maintain internal schedules, tasks, and booking information to ensure all data is up to date.
Locate contractors, negotiate contracts for repairs within a timely and reliable manner. Inspect and arrange maintenance to meet exceptional standards.
Supervise on-site staff and contractors, evaluate their performance and foster a collaborative working environment.
Ability to thrive on production rather than conversation and keep to deadlines.
Establish and maintain positive, lasting relationships with guests, enhancing their stay and encouraging repeat visits.
Implement strategic marketing efforts to fill vacancies and increase visibility in a competitive market.
Craft and oversee the property's annual budget, utilize data analysis to meet and exceed financial objectives and increase financial consciousness and profitability.
Regularly update the procedure manuals in collaboration with the owner, ensure the property's operations run smoothly and efficiently.
Be prepared for errand running and occasional driving duties as part of the varied role which may include occasional trips to Scottsdale while driving owner in owner’s car.
Skills and Qualifications:
A solid track record in property or office management, preferably within the vacation rental or hospitality industry.
Comprehensive understanding of financial aspects of property or office management, including budgeting and expense control.
Familiarity or willingness to learn the legal and regulatory landscape of property management.
Proficiency in MS Word, Excel, and familiarity with leading online booking platforms, VRBO and Airbnb.
Knowledge or willingness and curiosity to learn ChatGPT.
Exceptional communication skills, both verbal and written, with an ability to engage positively with guests and staff.
Strong organizational and time management skills, with a proven ability to meet deadlines and manage multiple tasks efficiently.
Independent problem-solving skills, with a capacity to make informed decisions without constant supervision.
A Bachelor's or Master's degree is highly regarded but not mandatory.
Previous hotel registration/concierge experience preferred and very beneficial.
Requirements:
At least 5 years of experience in office or property management.
A proactive, results-driven approach, with a focus on achieving tangible outcomes rather than mere discussion.
A sense of humor and the ability to handle constructive criticism with a positive attitude, able to make a mistake and fix it rather than explain or defend actions.
Residency within a 30-minute commute of West Sedona, with the city of residence clearly stated on the resume or cover letter.
Availability for on-call emergency situations.
Own a reliable vehicle with a valid driver's license and a clean driving record.
Own a personal computer/printer and cell phone for remote and emergency communications.
