Property Manager (Fresno, CA)

Job Opportunity: Immediate opening for the position of the General Manager of Homeowner’s Association (HOA) for a large residential condominium development.

Job Location: Fresno, CA

Job Descriptions:

Supervise the maintenance staff for the daily upkeep of the common areas in the condo development as well as the responses to emergency service calls;

Work with outside contractors for the larger repair and improvement projects including obtaining the estimates/bids to present to the board for review and approval, monitoring the progress and ensuring the satisfactory completion;

Work with the bookkeeper to ensure proper and timely payments of employee payroll and all outstanding vendor invoices;

Document and maintain all HOA records;

Conduct routine inspections of the condo development, address any deferred maintenance as well as troubleshoot any issues;

Learn and comply with the HOA’s CC&Rs and bylaws as well as Davis Stirling Act;

Work closely with and report to the HOA board through the monthly board meeting and regular email/phone/text contacts;

Work with the HOA board for the drafting and adoption of the annual budget as well as keeping track of the actual spending vis-a-vis the budget;

Be the point person to work with the police and the local authority should there be any issues of security and code enforcement;

Draft the notices to be distributed to the residents or mailed to the condo owners to keep them informed.

Job qualifications and requirements:

The candidate is expected to be self-motivated, independent, proactive, organized, professional with strong communication and office skills;

A minimum of 3-year property management experience is required;

Living on-site is preferred but not required. Must have after-hour and weekend availability in case of emergencies.
