Job Summary:
The Property Manager is responsible for overseeing the daily operations of residential or commercial properties. This includes managing tenant relations, maintaining property standards, ensuring compliance with regulations, and maximizing property value through effective management practices.
Key Responsibilities:
- Tenant Management:
- Facilitate tenant relations by addressing inquiries, complaints, and maintenance requests.
- Conduct property showings and handle lease agreements.
- Ensure timely rent collection and manage delinquencies.
- Property Maintenance:
- Coordinate maintenance and repair work with contractors and service providers.
- Conduct regular inspections to ensure property standards and safety compliance.
- Oversee landscaping, janitorial, and other property services.
- Financial Management:
- Prepare and manage property budgets, financial reports, and forecasting.
- Monitor expenses and implement cost-saving measures.
- Ensure timely payment of property-related bills.
- Regulatory Compliance:
- Stay updated on local, state, and federal property laws and regulations.
- Ensure properties comply with safety and health codes.
- Handle tenant evictions and legal matters in compliance with laws.
- Marketing and Leasing:
- Develop and implement marketing strategies to attract and retain tenants.
- Analyze market trends and adjust rental rates accordingly.
- Maintain property listings on relevant platforms and manage advertising.
### Qualifications:
- Education:
- Bachelor’s degree in Business Administration, Real Estate, or related field preferred.
- Experience:
- 5 years of experience in property management or a related field.
- Proven track record in tenant relations and property maintenance.
- Skills:
- Strong communication and interpersonal skills.
- Proficient in property management software and Microsoft Office Suite.
- Excellent organizational and time-management abilities
Working Conditions:
- Ability to work flexible hours, including evenings and weekends as needed.
- May require on-call availability for emergencies or urgent matters.
- Physical ability to conduct property inspections and oversee maintenance activities.
