Property Management Maintenance Supervisor

Scope and Purpose

In collaboration with the Senior Property Manager, the Maintenance Supervisor will assume the overall responsibility for the appearance and general maintenance of all buildings, residential units and grounds of the property. This role also includes the ability to oversee and supervise other maintenance personnel and third-party vendors working alongside or in conjunction at the property.

Duties and Responsibilities

General:

· Maintain a consistent professional image and attitude in keeping with the objectives of the owner, management company and the general welfare and quality living experience of each resident.

· Punctuality must be a priority. Hours of business are 8:00AM to 5:00PM, with 1 for hour lunch. Must additionally have flexibility to work some weekends.

· Daily collaboration with the Senior Manager, providing ongoing updates to communicate any observed physical needs of the property.

· Regularly scheduled property walks to observe and report to the Senior Property Manager all maintenance issues throughout the building exteriors and common areas.

· Company uniforms to be worn daily to maintain professionalism and company identification as directed by the Management Company.

· Minimize the use of outside vendors and contractors where appropriate, to projects that may require a contractor’s license or exceed the skills and abilities of existing staff.

· Receive and promptly address submitted work orders and perform in accordance with existing office protocol as established by the Management Company and implemented by the Senior Manager.

· When appropriate and more efficient, make recommendations for modifications to existing policies and procedures in response to changing conditions, requirements, regulations or technology.

· Conduct materials and equipment inventory monthly and organize all equipment, tools, parts and other maintenance supplies. Inventory should be tracked using a spreadsheet providing Senior Manager access to all documents, files, etc., reporting any discrepancies to the Senior Manager.

· Submit timely material supply and inventory requests for pending work orders and on-site inventory to the Senior Manager for purchasing.

· Identify and communicate preventative maintenance to Senior Manager maintaining a schedule of future maintenance and capital projects.

· Schedule and conduct annual unit and exterior inspections using the provided inspections technology and equipment solutions. Any observed housekeeping or needed repairs beyond normal wear and tear should be promptly reported to the Senior Manager.

Physical Requirements:

· Daily job activity may require heavy lifting, bending, pushing, pulling, kneeling, stooping, climbing, balancing, and carrying.

· Must have the ability to be on-call for maintenance emergencies during and after business hours.

Grounds & Property Condition:

· Ensure the grounds, garbage container areas, sidewalks, carports, laundry rooms and parking lots and all common areas are maintained in an orderly, professional and safe condition.

Safety:

· All staff must strictly adhere to safety policies and procedures to prevent on the job injuries and maintain a safe work and living environment.

· Additional safety training will be offered and required periodically to ensure professional capacity and for ongoing professional development.

· Radio communications are maintained consistently throughout the day using assigned and checked out equipment.

Preferred Qualifications for this Position:

· High school education or equivalent.

· Experience in multifamily maintenance and the ability to effectively interact within a community of residents.

· Consistently neat, clean and appropriate personal appearance.

· Proven appropriate competence, training and experience in the following areas: carpentry; light plumbing, irrigation, light electrical work, painting, HVAC, general unit turnover tasks, etc.

· Team player and general willingness to pitch in and work in all areas as necessary other than repairs and maintenance, i.e. janitorial, custodial, gardening, painting, community events, etc.

· Basic computer skills, knowledge and capacity to utilize assigned property management and maintenance software and tools used in the industry.

· Required to obtain “Manager of Maintenance” certification and other trainings required to perform basic maintenance tasks.

· Possess a valid CA driver’s license with clean driving record

· Universal EPA preferred

· HVAC CFC preferred
