You need to live near the workplace
So that you can help us if an urgent need arises, we hope that you live close to Granada Hills and can easily get to our building (4 miles east of Northridge, 20 miles south of Santa Clarita, 20 miles northwest of Hollywood, 30 miles north of downtown Los Angeles). We have found that people living farther away quit because of the bad traffic.
Duties
Sweep and wet mop floors
Vacuum carpets
Clean sinks, toilets and mirrors in restrooms
Empty trash containers and recycling containers
Carry trash and recycling waste to outside dumpster
Replace liners
Refill water for cleaning floors when it’s dirty
Turn off lights after cleaning
Distribute and keep track of stock (toilet paper, hand soap, and hand towels)
Wash cleaning towels, mop heads, etc., using our onsite washer and dryer
Do whatever else is required (your duties will change from time to time)
Excellent Physical Shape
You should be in excellent physical shape. We have three floors of medical office suites that need to be cleaned nightly (cleaning Saturday or Sunday might also be possible).
Boxes and other containers are often heavy, weighing 50 pounds or more, and require good physical strength to lift and move. You will need to work alone at night in a big building, where trespassers and homeless can become problematic (rarely but sometimes).
Work Schedule
Work hours are 5 PM -10:00 PM, at least two evenings per week, 4-5 hours per day, 8-10 hours per week
You will be required to work at least two days per week and possibly four (Monday through Friday)
Work hours could be 20 hours per week
Saturday or Sunday might be optional workdays, depending on your schedule and our needs
The hours per week can increase when we have special needs (staff vacations, new projects)
On-call availability would be appreciated to fill in with little notice (we will do our best to give you advance notice)
Holidays are "free" (no work on New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving)
General Expectations
Do a thorough and fast job cleaning
Follow directions well
Communicate quickly and clearly, preferably in English (using WhatsApp)
Respond to text messages and phone calls when needed

P.S. This next section provides more "administrative" details about our employment.
Assuming that you will work as our employee, we will pay your workers’ compensation insurance, social security, and other employment fees, and offer benefits like 401(k). These additional employee-related expenses cost us about 12% above and beyond the wage that you are paid. We pay twice a month. So if you are paid $17.50/hour, your wage costs us $19+/hour. Your take-home pay will be less than your hourly wage as you will pay income taxes as well as your half of your social security and other payroll expenses, as the law requires.
Other Notes
- We do not pay workers "under the table" or "cash"
- You can expect that this hourly wage will apply for your first year, after which your work performance and reliability will be reviewed and an pay increase will be discussed.
- We pay workers on an hourly basis, not on a "project basis"
- Please do not apply to this ad if you will likely quit, ask for a raise in a few weeks or months or come to the interview expecting more money or hours
Employee or Contractor?
If hired, you will become a part-time employee unless you satisfy the legal requirements of becoming an independent contractor (such as a trade license, your own worker's compensation insurance, your tools, etc.). Because the State of California has become more rigorous with regard to independent contractors, we are always "by the book" and hire and pay people according to the law.
U.S. work authorization and documentation are required. We will run a background check after getting your permission if you are a promising candidate.
P.S. It would be great, but not necessary, if you offer experience in one of the following "trade" areas: Installing new tile or flooring, maintaining HVAC (like changing filters), gardening, painting walls.
