Attorney located in La Quinta, CA is looking for an appearance attorney to appear on 12/10/24 (1;30 pm) for an unlawful detainer bench trial. The case may settle, but in the event it does not, I am looking for someone to appear. I will appear via L.A. Court Connect and file all documents by 12/6 as needed.
The case is not difficult. I represent Tenant who has been staying in the apartment building for around 15 years (no rent, no rental agreement). Husband owned the building and then transferred it to his sister in 2016. The parties are now going through a divorce (I represent Tenant/Wife in the divorce case), and Husband's sister/Husband wants her out, or to start paying rent. I obtained an order from the family law court awarding Wife the temporary use, possession, and control of the apartment. I am working on an argument for dismissal.
I just won’t be able to appear in person on 12/10. I will work up the argument. I do not expect a lot of testimony or exhibits at trial.
