Position: Property Manager
Full job description Responsibilities:
- Oversee the day-to-day operations of the property, including leasing, maintenance, and tenant relations. Review tenant applications for eligibility; show available units. Lead move-in and move-out inspection protocol.
-Collects rent and security deposits. Completes lease forms, outlines conditions and terms of occupancy with new tenant and completes relevant paperwork.
-Completes monthly reports as needed.
- Monitor rental payments and follow up on delinquent accounts.
- Manage tenant inquiries, complaints, and requests in a timely and professional manner. Investigates tenant complaints and resolves tenant issues, prepares written incident reports, prepares and serves tenant warning notices, 3-Day notices, 10-Day notices, and 30-Day notices, appears in eviction proceedings, and maintains tenant history logs.
- Maintain detailed records of all activity in properties, including but not limited to any maintenance work, repairs, issues with tenants, complaints, etc.
- Manage all maintenance and repair
Conduct regular property inspections to identify maintenance needs and ensure the property is well-maintained. - Conducts annual unit inspections, walk through of vacated units assessing any damage, cost of repairs, and arrange repairs.
May need to act as a repair person in an emergency.
- Coordinate with contractors and vendors for repairs and maintenance work.
Possession of a valid California Driver’s License, a good driving record, and automobile insurance per requirements of the State of California. Also have reliable transportation and willingness to use own automobile on job.
Experience:
- Previous experience in property management or a related field helpful.
We are looking for a couple with bookkeeping skills and handyman abilities to make repairs as needed.
