On-Site Resident Manager

JOB DESCRIPTION:

We are seeking a live-in building manager/handyman for 2 buildings, a total of 77 units, senior residential units located in East Los Angeles and El Sereno.

The ideal candidate is bilingual English/Spanish, able to reside in manager unit full time, have prior experience, have trade experience as a handyman for general repairs, and have a positive attitude.

JOB DUTIES INCLUDE:

Resident Support:

Prepare work orders, process unit repairs, and send to Building Supervisor.

Distribute, post, deliver and collect Management paperwork, e.g. tenant notices.

Be available at set times to answer tenant questions and concerns and communicate the issues to management.

Assist tenants filling out complete repair orders and provide to Building Supervisor.

Quickly inform Management of tenant problems or disturbances and work with staff to resolve.

Participate in the enforcement of house rules and HUD policies.

Participate in resident meetings, special events and activities with Management staff.

Alert Management to tenants needing training e.g. use of their apartment, use of common areas, etc.

Assist tenants with use of fax machine, scanner/printer, TV remotes and laundry machines.

Support management by attending to tenant emergencies and alerting 911 and other life safety organizations as needed, e.g. police, fire department.

Coordinate movie night and streaming services for tenants.

Building:

Open and close the building. Review camera feed.

Oversight of Laundry Room and Recreation Room.

Walk the property during business hours to inspect for any safety or maintenance items.

Contact the Building Supervisor immediately in the event of any safety issues or hazards.

Communicate when venders (contractors and gardeners, etc.) need support.

Responsible to retain an onsite set of building and units keys for use during an emergency.

Clean the outside of the building including stairs, railings, fences, parking lot, trash bins, and removing unwanted trash thrown into the shrubbery.

Clean the common area (recreation area, restroom and entryway) including vacuum/mop floors, trash removal, dusting, cleaning refrigerator and kitchen etc.

Communicate broken sprinklers and other gardening issues to Building Supervisor.

Unit Repairs:

Repair items in the apartments or building per work orders or as requested when a licensed vender is not needed.

Install new bulbs, garbage disposal repairs or light plumbing issues, identifying water intrusion or leaks. Identifying and communicating the unit problem to the Building Supervisor such as toilets, sinks, stoves, plumbing leaks, blinds, screens, tubs, cabinets etc.

Vacant Unit Preparation:

Assist field supervisors with move-ins and move-outs per HUD office guidelines.

Under the supervision of the Building Supervisor, clean and prepare apartment units that are newly vacated. This includes replacing light fixtures, cleaning floors, blinds, closet tracks, windows, screens, stoves, vents, refrigerators, range hoods, carpets, bathrooms, bedrooms, and doors.

Prepare units for painting as requested.

Oversee contractors working in the units.

QUALIFICATIONS NEEDED:

English speaker and Spanish speaker.

Able to live in the designated manager unit full time.

Submit time sheets weekly.

Good written, verbal, listening and interpersonal communication skills.

High level of empathy and respect for others.

High level of patience with others and the ability to maintain a low emotional state and solve problems under stressful circumstances.

The ability to assess and address problems pro-actively and reactively as needed.

Positive self-starter with a good work ethic, ability to meet deadlines, and good attention to detail.

Able to work a flexible schedule including nights, weekends, and holidays.

Ability to travel from time to time to the property management office.

Valid CA Driver’s License

Set an example of good citizenship and be well mannered.

COMPENSATION: Depends on Experience + Rent Credit + Salary
