Resident Manager - On Site

We are looking for an energetic onsite Resident Manager to join our property management team.

The resident manager is accountable for the day-to-day operations of a 34-unit property in Sherman Oaks, CA. This includes but is not limited to the following: Building Safety, Rent Collection, Administrative Duties, Resident Relations, Facility/Common Area Maintenance, and Apartment Leasing/Rental.

Building Safety:

Report and document all safety and/or community incidents to management.

Assist with implementing safety procedures.

Actively monitor property and report any suspicious activity via the incident report and contact police/fire department, if necessary.

Administrative Duties:

Maintain resident records.

Issue notices including but not limited to; late payment notice, 3-day notice, eviction notice, resident memos or letters and other resident communications.

Collecting rents, oversee collection of delinquent rent(s).

Maintaining a daily log of all building incidents/repairs.

Update and produce weekly repair report and weekly to do list for team.

Resident Relations:

Act as first point of contact to assist and resolve problems and complaints from residents. Answer all telephone calls from Residents and respond to concerns/inquiries during business hours. Business is open Monday to Saturday 8am to 5pm. Closed on Sundays.

Respond to after hour Emergencies and communicate to Property Supervisor.

Implementing policies and community rules. Responsible for ensuring all residents are following rental agreement terms, house rules and procedures.

Facility/Common Area Maintenance:

Maintain overall cleanliness of the entire property to include but not limited to entry, walkways, driveway, parking area, garbage area, laundry room, mail area, etc.

Trouble shoot building problems with Property Supervisor or Maintenance team to reach resolution.

Inspect property daily. Report vandalism, illegal dumping and/or graffiti to Property Supervisor and appropriate local agencies.

Ensure laundry room is kept clean daily. Keeping laundry room, storage areas, and all surrounding areas clutter and debris free.

Ensure that tenant repair requests are recorded and reported to management.

Overseeing building and unit repair and maintenance.

Perform weekly inspection of garage gate hardware, washing machines, dryers, and earthquake Gas meters etc. Conduct monthly unit/property inspections.

Keep building/apartment keys organized and easily available.

Program new tenant info into intercom system. Update intercom system. Interact with USPS, when necessary.

Apartment Rental:

Help rent vacant apartments. Posting, scheduling appointments, and showing units to prospective tenants. Perform follow up after showing the apartment.

Assist Property Supervisor with rental application process. Act as a liaison between management and applicant.

COMPENSATION:

The compensation includes a rent credit towards a one-bedroom apartment.

The Resident Manager will work a maximum of 25 hours per week at a pay rate of $18.00 per hour.

JOB REQUIREMENTS:

Resident Manager must live onsite and be available to work up to approximately 25 hrs. per week.

A minimum of two years Resident Management experience and building maintenance skills are required.

Experience managing a rent controlled property is preferred.

A strong background in customer service, basic knowledge of building structures, tenant rights/fair housing rules, and experience in coordinating and scheduling third party vendors are essential.

Bachelor’s Degree preferred.

Driver’s License.

Able to work independently, enjoy working with people, be organized, reliable, communicate in a timely manner, have the flexibility to work a varied schedule between 8am and 5pm and some hours during the weekend and evenings.

PHYSICAL REQUIREMENTS:

Required to lift up to 35lbs. Requires a full range of body motion including handling and lifting, and manual finger dexterity.

Job involves standing, walking, bending and climbing stairs.
