Job Description

ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to the following. Other duties may be assigned by the Director of Facilities or their designee.

Under general supervision, maintain, repair, and install heating and air conditioning systems and equipment throughout the school. Maintain and provide for the safe condition and operation of all HVAC systems. Maintain, repairs, and install electrical infrastructure.

The job of LEAD HVAC/ Maintenance Worker is done for the purposes of installing, repairing, and maintaining skilled electrical and heating/ventilating/air conditioning systems and performing other trade work. Work includes general electrical, lighting, plumbing, skilled locksmith work, and carpentry. Under the direction of the Director of Facilities, the position requires: identifying repair and/or replacement needs; providing necessary information on the proper uses of the equipment; ensuring adequate materials are available to complete assignments in a timely manner.

Department Specific Responsibilities:

- Diagnose and repair malfunctions in various types of heating and air conditioning systems, boilers, chillers, including rooftop equipment.

- Install new heating and air conditioning systems and components.

- Relocate and expand existing HVAC systems as needed.

- Repair, replace, or calibrate controls, thermostats, switches, fuses, and electrical wiring.

- Fabricate, assemble, and install duct work and piping according to specifications and code.

- Wire and connect motors, compressors, temperature controls, and humidity controls according to wiring schematics.

- Maintain preventive maintenance schedules and procedures for all HVAC equipment, including changing of filters and cleaning condensers and coils.

- Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of required items

- Receive and complete work orders.

- Select material and hardware and make time and materials estimates.

- Maintain accurate records on material and labor used.

- Maintain inventory of school-owned tools, equipment, and materials.

- Inspect jobs upon completion and ensure areas are clean.

- Detect needed repairs on equipment following established inspection procedures.

- Respond to emergency calls as needed.

- May perform electrical work repairing and replacing lighting fixtures, control

switches, circuit breakers, disconnect switches, fuses disconnecting wiring or any other related work requiring these skills.

- Assists other trades personnel as may be required for the purpose of supporting them in the completion of their work activities

Safety

-Perform preventive maintenance on tools and equipment.

- Operate tools and equipment according to established safety procedures.

- Ensure that equipment is in safe operating condition.

- Follow established safety procedures and techniques to perform job duties, including but not limited to lifting, climbing, etc.

- Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.

- Responds to emergency situations for the purpose of resolving immediate safety concerns.

- Performs other duties as may be assigned which are related to the scope of the job.

- While performing the duties of this job, continual walking, standing, climbing, stooping, bending, kneeling, reaching, and heavy lifting and carrying. Work in tiring and uncomfortable positions, outside and inside. The employee must be able lift and /or move up to 50 pounds.

Special Knowledge/Skills:

- Exceptional Communication Skills

- Able to work alone in all weather conditions; self-motivating; relate well to the school community

- Knowledge of HVAC repairs, maintenance, and installation techniques

- Knowledge in the operation of Pneumatic, Electrical and Direct-Digital control systems

- Ability to read and interpret blueprints, diagrams, schematics, and written reference material

- Ability to diagnose and resolve problems Ability to use hand and power tools

- Demonstrated ability to perform wide variety of maintenance

- Flexibility is required to independently work with others in a wide variety of

circumstances

-Ability to work a flexible schedule which may include holidays and weekends as needed; be on call campus emergencies.

Requirements

- Demonstrated knowledge of commercial HVAC trade, accepted practices, and safety codes

- Knowledge of building construction for institutional and commercial systems

- Demonstrated knowledge of automation controls

- Three years of experience preferred

- Effective leadership skills

- Demonstrated problem solving skills

- Demonstrates a high commitment to quality

- Ability to simultaneously handle multiple priorities

- Ability to communicate ideas and instructions clearly and concisely required.

-Ability to perform general maintenance tasks as needed.

- Meet deadlines and schedules

- Ability to work in a safe and efficient manner

- High school diploma or equivalent certification
