Maintenance Supervisor

Position Overview: As the Maintenance Supervisor for Bell Canyons Association (HOA) community, you will be responsible for overseeing and performing a variety of maintenance tasks to ensure the upkeep, functionality, and aesthetic appeal of the community's common areas, facilities, and grounds. You will lead a team of maintenance personnel and work closely with HOA management to maintain high standards of property maintenance and resident satisfaction. This Position will work under the direction of the Facility Manager. Must Have a strong work ethic and be able to lead a team of 5-10 staff members in the field.

Key Responsibilities:

1. Supervision and Leadership:

o Lead a team of maintenance staff, including assigning tasks, providing guidance, and ensuring work quality and efficiency.

o Conduct regular performance evaluations and training sessions for maintenance team members.

o Foster a positive work environment and promote teamwork among maintenance personnel.

2. Maintenance Operations:

o Perform and oversee routine maintenance tasks such as landscaping, road maintenance, equipment repair, and building upkeep.

o Ensure all maintenance work complies with HOA policies, regulations, and safety standards.

o Coordinate with vendors and contractors for specialized maintenance needs or projects.

3. Facility and Equipment Management:

o Monitor and maintain community facilities, including community center, gym, parks, roads and unpaved roadways and all trails. Inspect and maintain community equipment, such as irrigation systems, lighting, and playground equipment.

o Conduct regular inspections to identify maintenance needs and address them promptly.

4. Resident and Board Interaction:

o Respond promptly and courteously to maintenance requests and inquiries from the General Manager and Facility Manager.

o Attend HOA meetings as required to provide updates on maintenance activities and projects.

o Collaborate with the Facility Manager on long-term maintenance planning and budgeting.

5. Administrative Duties:

o Maintain accurate records of maintenance activities, inventory, and equipment maintenance schedules.

o Assist in preparing annual maintenance budgets and monitor expenditures to ensure they align with budgetary constraints.

o Procure necessary supplies, tools, and equipment required for maintenance tasks.

Qualifications and Skills:

Proven experience in maintenance operations, preferably in a residential community or similar environment.

Strong leadership and supervisory skills with the ability to motivate and manage a team effectively.

Excellent problem-solving abilities and a hands-on approach to maintenance issues.

Knowledge of safety regulations and practices related to maintenance work.

Good communication skills to interact effectively with residents, board members, and external contractors.

Ability to prioritize tasks and manage time efficiently to meet deadlines.

High school diploma or equivalent; additional certifications in maintenance or related fields are a plus.

Must have experience in troubleshooting minor equipment repairs

Physical Requirements:

Ability to lift and carry heavy objects, perform manual labor, and work outdoors in various weather conditions.

Flexibility to work weekends, and on-call shifts as needed for emergencies or special projects.

PAY-DOE - Includes medical, dental and vision-

401k- major holidays off- work schedule is 40 +week plus on call - Monday-Friday
