Position Summary
This full-time position, located at our beautiful 256-space manufactured home community in Huntington Beach, will work in unison with the community manager to assist in the park operation, resident relations, leasing and marketing. There will be daily interactions with residents, prospective residents and vendors, as well as office duties including basic bookkeeping functions. The ideal candidate will possess strong customer service and superb organizational skills, and have a friendly, helpful disposition.

Position Performance Objectives
Leasing
Answer and handle incoming calls from prospective renters.
Greet prospective renters and show rental units.
Immediately record all telephone and in-person visits on appropriate reports.
Demonstrate community and rental home knowledge to prospective renters by communicating the amenities and benefits.
Have prospective renter complete the rental application and provide the application fee in accordance with company procedures and Fair Housing requirements.
Update availability reports, prepare and review rental application documents prior to sending to corporate office; follow up with applicant regarding status.
Ensure rental units are ready for resident to move-in on agreed date.
Follow up immediately with prospective renters who did not complete applications; refer to sister communities if they meet prospective renter's needs.
Orient new residents to community.
Marketing
Hold "Open House" events.
Assist in placing, removing/updating ads, banners, balloons, signs, flags, etc.
Assist in monitoring advertising effectiveness.
Assist in conducting market surveys and shop competitive communities.
Maintain awareness of local market conditions and trends; contribute ideas to leasing staff for marketing rentals/community and improving resident satisfaction.

Physical Requirements
Has the ability to work at the mobile home park office in front of a computer screen/typing approximately 80% of a typical working day.
Has the ability to bend, reach and lift boxes and office supplies up to 30 pounds.
Experience requirements
Minimum AA degree earned
Two years' experience in an office environment
Leasing or property management experience, preferred
