(REMOTE) Real Estate Assistant

NOTE: You must be located in Yucca Valley, Morongo Valley, Joshua Tree, or Desert Hot Springs, CA or nearby as you'll frequently be driving to properties located in Yucca Valley, Desert Hot Springs, and possibly Adelanto, CA.

NOTE: This is NOT an opportunity for you to "over employ" yourself, for example, to have more than one remote job. You will be required to focus and provide your full attention to this job between the working hours agreed upon.

Description of business:

This is a start-up, real estate management company with 24 units under management. The company is experiencing growth and in need of a real estate/office assistant to handle the day-to-day operating and management of the properties with direct communication with the company's owner. As a start-up, you will be working REMOTELY from your home.

Overview of Job:

If you ever wanted to learn about the real estate business, this is your opportunity. No experience in real estate is necessary, but you must be willing to learn and learn fast. You'll be assisting the owner directly with the day-to-day management of rental properties. This is a part-time job, 5 hours a day, 5 days a week. It can evolve to a full-time job as the company grows, and, as the first employee, you'll be in the perfect position for management. Please see below for a detailed description.

Qualifications:

1. Must be computer savvy, including knowing how to use email, Google search, Zoom, and other internet resources

2. Must know Word and Excel

3. Must be a problem-solver, resourceful

4. Must possess good written and verbal skills

5. Must have a friendly, welcoming attitude

6. Must be able to multi-task, yet be organized

7. Must be able to work under pressure, yet maintain a professional attitude

8. Must be willing to drive to show or inspect properties, or meet contractors

9. Must be able to negotiate with contractors for the best price on goods or services

10. Must excel at basic arithmetic, as you'll be dealing with financial transactions

11. Must be open to learning the real estate business

12. Prior real estate experience is a plus, but not required

13. Must own a car

14. Must have a valid driver's license

What you'll be doing:

1. Responding to repair requests from tenants by searching for, negotiating with, and scheduling handymen or contractors

2. Receiving rents, and confirming that all rents for the month have been received

3. Generating and serving notices, including late fee, eviction, 3-days to pay-or-quit notices

4. Answering tenant questions and receiving notices

5. Listing properties for rent

6. Showing properties to prospective tenants

7. Vetting rental applications, including reviewing credit reports, verifying employment and past rental history

8. Visiting properties to inspect for any damages or repairs needed

9. Paying property bills and invoices

10. Maintaining a calendar of events

11. Locating freelancers to design advertisements, logos, etc.

12. Designing advertisement campaigns

13. Meeting with the company's owner to brief him on work completed, in progress, or needing assistance

Where will you work:

From home. Must live near or in Yucca Valley, CA.

When will you work:

From 9 am to 2 pm.

What you will be paid:

$20 an hour based on experience, plus reimbursement for any miles driven to properties or for business purposes.
