About the position:

Eskaton is seeking a Maintenance Assistant to join our Washington Manor location in Mt. Shasta, CA. Eskaton Washington Manor is an apartment complex for independent seniors (or older adults). This position directly reports to the Maintenance Supervisor. Under direction of the Maintenance Supervisor, the Maintenance Assistant performs (or coordinates with vendors/contractors) maintenance and repairs of the community buildings. Is responsible for the general appearance and condition of the interior of community and administrative areas, exterior of the buildings. Responsible for renovation of vacant units; executes portions of preventive maintenance programs, maintains compliance with federal/state/local laws and regulations relating to the physical plant and safety requirements; and ensures that the community is aesthetically pleasing.

Job Responsibilities include:

Maintenance

• Performs work detailed in the preventative maintenance and safety programs for the community building and grounds.

• Performs tasks associated with community maintenance and repair.

• Operates and makes minor repairs throughout the community.

• Performs finish work to include, painting and minor repairs.

• Maintains the attractive appearance of the buildings.

• Performs work as needed to prepare apartment units for occupancy.

Janitorial

• Performs work as needed to maintain marketability, acceptable appearance and standards of safety, sanitation and convenience in the various parts of all Buildings, including but not limited to the entrances and exits lobby, reception area, office, multi-purpose/craft room (including kitchen), restrooms and laundry.

• Spot cleans carpets, washes windows, maintains draperies and performs other work as necessitated by the preventive maintenance program, tenant request and/or in order to maintain marketability, acceptable appearance and standards of safety, sanitation.

• Assures compliance with Eskaton policy, HUD requirements and applicable federal, state and local regulations.

• Consults routinely with community Maintenance Supervisor regarding community repair needs and priorities for completion.

• Maintains vigilance as to safety hazards and needed repairs/replacements.

• Cleans and paints apartments, paints exterior walls and trim as needed.

• Maintains tools and equipment in a safe working and orderly fashion and maintains work and storage areas in safe and orderly condition.

• Procures non-capital items required for buildings, with the approval of the Maintenance Supervisor or Executive Director.

• Maintains constructive relationships with others. Works toward the benefit of the community in establishing a positive living and working environment. Is friendly and courteous. Models a service attitude towards others.

• Submits maintenance reports as assigned.

• Responds to emergency call on off-duty hours.

• Performs other duties and tasks as assigned.

Qualifications

Education:

High school diploma or equivalent GED. Fluent in English language (speak, understand, read, write). Graduation from trade school, completion of a recognized on-the-job training program or equivalent experience in those areas preferred.

Training and Experience:

A minimum of two years general maintenance experience with emphasis upon electrical, plumbing and carpentry.

Job Knowledge:

Practical knowledge of plumbing and electricity, construction, painting, floor care, grounds maintenance. Mechanically inclined; skilled and dexterous in operation of applicable tools and equipment.

The final candidate must successfully pass Eskaton's post offer, pre-employment testing which includes a criminal background check, drug test, TB screen test and health screen with or without back evaluation depending on position.
