OVERVIEW
The objective of this position is to show pride of ownership in the property and provide reassurance to the residents that there is reliable competent property manager representation on site. The On-Site Manager, or OSM, provides a positive impact so that the apartment community has a good reputation and reflects a positive image to the public. The OSM applicant should be comfortable interacting with people during challenging situations. Important also are great communication and interpersonal skills, use of basic technology tools, i.e. websites, email, text, social media, online automated property management systems and pleasant phone skills. Having a laptop computer and printer are very important. The ability to work in a dynamic environment is a plus. This is a part-time position, requiring the resident manager to live on-site.
Duties and Responsibilities
As the primary on-call contact person, you shall be the representative to enforce ALL rules governing the premises under the lease and report any violations or problems to the property manager and/or ownership group
Respond to all residents’ request or complaints in a timely, efficient, and courteous manner
Facilitate and report issues raised by the residents, you and others to the property manager
Provide a high level of customer service with residents
Perform periodic inspections of units
General tidy-up, cleaning & maintenance of the common areas and grounds to maintain exceptional “curb appeal”
Lease available units using leasing skills with full compliance of fair housing laws
Knowledge and Skills
Strong communication skills and attention to detail
General knowledge of computer software and internet
Knowledge of property management including but not limited to posting notices and enforcing regulations within California and Local laws
Education, Certifications, and Experience
Degrees from high school, college and/or property manager or certifications are preferred
Driver license required
Interpersonal and Communication Skills
Strong interpersonal skills and drive to provide superior customer service to all parties
Team player with strong work ethic, pro-active orientation, who can anticipate needs, and highly accountable, with a mature and positive attitude
Compensation
Maximum hours per month shall be 29. Hours will vary and may involve 7 days per week
Compensation shall be determined based on the market and experience. Starting pay shall be at least or maybe above the California minimum wage in $16.50 per hour as of January 1, 2025.
Compensation may be paid directly as compensation or in the form of a rent credit or reduction
