Shore Management, Inc. is seeking a motivated and dedicated individual to join our team as a Leasing Agent/Assistant Property Manager. This is a full-time position located in Pacific Beach, CA. The hourly pay is $25 per hour.

Responsibilities:

-Develop and implement marketing strategies to attract potential tenants for rental properties

-Responsible for marketing rental properties, including responding to guest inquiries and questions about rental criteria.

-Stay up-to-date on rental market trends and explore new leasing sources to optimize property occupancy

-Capture high-quality photographs and create compelling property listings for advertisements

-Install and maintain rental signs on properties to attract potential tenants

-Coordinates and conducts property showings, being available evenings and weekends as needed.

-Screen and process rental applications to find qualified tenants

-Coordinate lease agreements and ensure all necessary paperwork is completed accurately

-Input and maintain detailed records of rental properties and applicant/tenant information in Appfolio (property management software)

-Facilitate communication between leasing agents and maintenance staff to ensure timely repairs and maintenance

-Handle incoming calls and provide information to interested parties

-Prepare and distribute notices to tenants as needed

-Monitor and administer tenant liability insurance to ensure compliance

-Provide rental verifications to third parties as required

-Support the property manager with various tasks during busy periods

-Assist with tenant move-in packages and facilitate key distribution process.

-Supports the Broker with real estate listings and open houses

-Transaction Coordinator, organizing files for the Broker's real estate transactions.

Requirements:

- Current Real Estate license - must move license to brokerage upon start day.

- Proficiency in Appfolio property management software

- Previous experience in property management or a related field

- Excellent communication and customer service skills

- Strong organizational and time management abilities

- High school diploma or equivalent; Bachelor's degree preferred

- Must be able to complete an I9 form and eVerfiy.

- Proof of eligibility to work in the U.S. (Valid CA Driver's license, Social Security card, or Permanent Resident Card).

- Must have your own reliable daily transportation with a clean driving record.

- Must be able to read, write and communicate and follow instructions in English.

- Education: High school or equivalent (Preferred)

Compensation & Benefits:

$25.00 per hour (full-time position)

40 hours of paid time off.

Schedule:

8 to 10 hour shift

4-days a week, must be available to work weekends.
