JOB DESCRIPTION
The Building Engineer is responsible for oversight of the preventative maintenance plan for the property, in addition to providing support for the daily operation, maintenance, and repairs of all plumbing, electrical, fire-life-safety, and all other common area building systems. The Building Engineer must have and/or be capable of developing a working knowledge of the aforementioned systems to be able to repair and/or diagnose, recommend repairs and/or maintenance, and provide recommendations and implement preventative maintenance programs for all building systems. The Building Engineer must successfully pass a background check and adhere to all of the Company’s employment policies, including but not limited to, anti-harassment and non-discrimination.
Schedule: Monday through Friday (set 8 hour shift)
Compensation: $26-$30 per hour (DOE)

RESPONSIBILITIES (INCLUDE BUT ARE NOT LIMITED TO):
Ensure the overall maintenance and safety of the property.
Provide oversight of the preventative maintenance program to ensure vendors are performing their work in accordance with executed agreement and in accordance with manufacturer recommendations, industry standards, and as required or necessary.
Provide high-level support to the General Manager for all maintenance and repair related topics, within your responsibility, at the property.
Review all maintenance and repair related documents at the property and be able to provide recommendations consistent with the Company’s values, policies, and procedures to the General Manager and/or your supervisors.
Facilitate a constructive and supportive relationship with the General Manager, including the ability to communicate clearly and timely
Provide clear and timely communications to the General Manager and/or your supervisors where appropriate, and consistently follow up and track tasks independently.
Order parts and supplies as necessary.
Maintain inventory of all tools, equipment, and supplies.
Ensure maintaining Association maintenance records, including fire-life safety inspections, MSDS sheets, and service and inspection records, etc.
Other duties to be assigned at the discretion of the Engineer, Building General or Managers, or Management team.
SKILLS
Demonstrate a willingness to learn all aspects of engineering, building, and systems maintenance.
General knowledge and ability to read building plans, including: permit sets, shop drawings, as-builts, redlines, riser diagrams, single-line drawings, and isometrics.
Familiarity with HVAC systems, including service and controls.
Understanding of, and ability to troubleshoot, repair, and/or contact appropriate vendors to perform repairs of, electrical, mechanical, and plumbing systems in a high rise.
Ability to effectively multitask, and adapt to sudden and frequent change in work.
Ability to effectively coordinate multiple projects, manage time efficiently, and exercise independent judgment.
Ability to work with confidential/sensitive information, and use discretion when communicating such information.
Ability to follow up in a timely manner.
Ability to walk into unfamiliar environments and adjust rapidly to the circumstances.
Must react to changing business needs.
Basic computer skill set (knowledge of MS Office is preferred).
Works and communicates effectively with all levels of the company.
Strong written and verbal communication skills.

REQUIREMENTS
Valid driver’s license

Position requires on-call availability for emergencies (on-call)
Minimum five (5) years work experience in facility services/management, maintenance, and/or construction (skilled tradespeople considered)
Participate in and/or conduct weekly safety meetings
Your own hand and small power (drill, impact, lights, etc.) tools (sundries and consumables will be provided)
