Construction superintendent / project management

A residential development company is looking for a superintendent with experience in working in production and multifamily construction environment. We have several projects either under construction or in permitting stages, and more projects yet to come, and the right individual will become the key player in our growing organization with the potential for respectable income and long-term satisfaction from working in the right environment.

The person in this position will oversee all construction activities of the company, evaluate construction plans, oversee estimating and bidding process, be responsible for hiring trades, selecting vendors and materials, interacting with the municipalities during permitting and construction process, supervise day to day field operations, oversee post construction warranty support.

This key individual must be well-versed in all construction areas, be able to schedule construction activities and ensure that the jobs adhere to the schedule and the budget, be proactive in identifying potential savings in the projects, be able to analyze construction plans to identify potential errors, conflicts or improvements.

The right individual must have the following skills and traits:

- Have deep knowledge of residential and light commercial construction, including materials, building practices, building codes, have the ability to analyze the plans and suggest cost savings or process improvements that will benefit the projects bottom line.

- Have extensive experience in production and multifamily construction, have access or ability to gain access to a database of subs and vendors for ongoing and future projects.

- Have experience of working with architects, engineers, and other project consultants in order to design the project in the most efficient manner.

- Have experience working with municipalities to streamline the permitting process, establish working relationships with various departments within municipalities to ensure smooth processing of our permits, plans, inspections, and any other interactions

Responsibilities include but are not limited to:

- Manage and coordinate projects with subcontractors and in-house employees, communicate with them about the scope of work and expectations. Ensure all fieldwork is constructed in an orderly and deliberate manner consistent with the client agreement, within the budget, and compliant with city codes and ordinances.

- Verify all work is performed in a professional manner; i.e. plumb, level, square, straight, etc.

- Supervise the subs, vendors, laborers and give them guidance when needed.

- Obtain inspections as needed and maintain a clean and safe job site, think ahead and solve problems.

- Plan all construction operations and schedule intermediate phases to ensure deadlines will be met

- Keep clients and company owners informed on schedule, communicate with clients and company owners daily and meet in person on a regular basis.

- Manage and look ahead no less than 3 weeks to proactively identify issues that could lead to problems or project delays and actively facilitate solutions.

Skills:

Residential or commercial ground-up construction management experience- 2+ years (required), preferably in production or multifamily building environment;

In-depth understanding of residential construction building codes and municipal inspection process;

Must have strong knowledge of residential and multifamily ground-up building details and products;

Enjoy working independently in a fast-paced challenging environment sometimes making decisions and taking responsibility on the spot;

Architectural and structural engineering plan reading skills;

Be effective at scheduling and multitasking, and mainly staying on top of these schedules and tasks until they are completed;

Have strong problem-solving skills and demonstrate leadership abilities;

Have the ability to work independently and supervise others;

Outstanding communications and negotiation skills;

Must have a reliable truck or other means of transportation;

Clean driving record and background;

Bi-lingual is a plus, but not essential

This position requires employee to occasionally bend, stoop, reach, lift, move and carry supplies weighing 50 pounds or less. Project managers will generally work 40 hours a week, but it may be occasionally necessary to work extended weekend and evening when specific project is due. Normal workday is 7:30 am-4:30 pm Monday thru Friday.

Can work from home office if preferred, flexible schedule, we judge you based on your results

Pay range from $96,000 to 150,000 based on experience. Medical provided after trial period
