Position Overview:
We are seeking a Superintendent with deep technical expertise in balcony waterproofing systems to manage crews and ensure proper installation of complete waterproof assemblies. The successful candidate will have direct experience with sequencing and quality control of flashing, door pans, sealants, and coating applications.
Key Responsibilities:
Supervise daily field operations for balcony waterproofing and coating projects.
Oversee substrate preparation, including demolition, concrete patching, and wood/structural repair.
Manage installation of metal flashing systems at walls, edges, and penetrations to ensure positive drainage and code compliance.
Ensure correct fabrication and placement of door pans, threshold flashings, and transitions to integrate with wall weather-resistive barriers.
Oversee all sealant work (expansion joints, penetrations, terminations).
Direct application of Life Specialty Coatings and Westcoat Systems, including primers, base coats, reinforcing fabrics, texture coats, and finish coats.
Verify slope-to-drain and proper integration of coatings with drains, scuppers, and edge metal.
Conduct daily QC inspections, ensuring system installation matches manufacturer specifications and industry best practices.
Identify and resolve field issues such as ponding, improper tie-ins, or substrate failures.
Coordinate with project managers, engineers, property managers, and inspectors.
Train crews in proper sequencing, flashing details, and coating techniques.
Qualifications
Minimum 5 years’ supervisory experience in balcony waterproofing, deck coatings, or exterior envelope work.
Proven expertise with Life Specialty Coatings and Westcoat products.
Strong technical knowledge of:
Flashing details and integration with stucco, siding, and WRBs.
Door pans, thresholds, and transition waterproofing.
Coating system sequencing (primer, base coat, fabric, texture, finish).
Moisture management and slope-to-drain standards.
Ability to read and enforce construction documents, manufacturer specs, and inspection reports.
Solid leadership and crew management skills.
OSHA certification (preferred).
Valid driver’s license and reliable transportation.
