About Us:
We are a family-owned business managing a growing portfolio of rental properties, including several short-term rentals in Texas and two apartment buildings in Santa Barbara (6 and 8 units). As our portfolio expands, we are seeking an experienced House Manager to oversee property operations, home improvement projects, and tenant relations. This is a hands-on role that will require the ability to juggle multiple responsibilities and manage projects across multiple locations.
Position Overview:
The House Manager will be responsible for maintaining the properties, overseeing home improvement projects, managing tenant relationships, and ensuring the smooth operation of buildings. Based in Santa Barbara, CA, the role will require travel to Texas up to 20% of the time. The successful candidate will have at least 3-5 years of experience as a house manager, be highly organized, a strong problem solver, and able to manage multiple projects simultaneously. Key Responsibilities:
Property Maintenance:
Ensure the regular upkeep and maintenance of rental properties, including both long-term and short-term rentals. Identify and address any maintenance issues or repairs in a timely manner. Coordinate with contractors and service providers for repairs, maintenance, and renovations.
Home Improvement Projects:
Oversee and manage home improvement and renovation projects across all properties. Develop project timelines, budgets, and oversee project execution to ensure timely and quality completion.
Property & Building Management:
Handle day-to-day management of apartment buildings in Santa Barbara, including tenant relations, lease management, and building upkeep. Conduct routine inspections to ensure all properties are in top condition.
Tenant Relations:
Act as the primary point of contact for tenants, ensuring a positive living experience. Respond to tenant inquiries, requests, and concerns promptly and professionally. Manage lease agreements, move-ins, move-outs, and coordinate property showings.
Team Collaboration & Problem Solving:
Work closely with other team members to coordinate responsibilities and provide support as needed.
Be a proactive problem-solver, handling unexpected issues and emergencies effectively.
Travel Requirements:
Travel to Texas properties for inspections, maintenance oversight, and project management up to 20% of the time.
Qualifications:
3-5 years of experience as a house manager, overseeing property management, maintenance, and home improvement projects. Strong organizational skills with the ability to manage multiple projects and deadlines. Excellent communication and interpersonal skills to build positive relationships with tenants, contractors, and team members. Ability to solve problems on the fly and manage unexpected situations. Experience with tenant management, building operations, and vendor coordination. Willingness to travel as needed for property management.
