Position: Reconstruction Project Director
Location: Santa Barbara, CA
Employment Status: Exempt/ Salary
Hours: Monday through Friday - Some overtime required
Compensation: $65,000 - $100,000, depending on experience + quarterly bonuses
The Opportunity:
The Reconstruction Project Director is tasked with leading reconstruction projects from inception to successful completion. The role includes comprehensive oversight of project budgeting, scheduling, and execution, supported by a Project Accountant, Project Managers, internal trades, and in collaboration with estimators and subcontractors.
Primary Responsibilities:
Initial Assessment & Communication:
o Receive and review job assignments, determining project requirements.
o Schedule initial job walks with stakeholders.
o Serve as the primary point of contact for customers.
o Identify needs for supplements during initial assessments.
Planning & Execution:
o Perform material takeoffs, initiate engineering/drafting tasks, and secure permits.
o Develop and manage project schedules.
o Provide regular updates to customers on progress.
o Identify subcontractors and create agreements.
o Monitor progress and upload updates in real-time.
o Execute change orders and supplements, documenting all modifications.
Financial Management:
o Create and manage budgets in DASH.
o Track job costs, ensuring alignment with budget and profit goals.
o Manage collection of all financial transactions.
o Approve or reject subcontractor invoices.
Quality Assurance & Completion:
o Conduct site visits for quality control.
o Create and finalize the punch list.
o Obtain Certificate of Satisfaction from clients.
o Audit completed jobs and finalize billing.
Skills and Experience Requirements:
Proven experience in project management within construction/restoration.
Strong leadership and interpersonal skills.
