We are in need of someone who can repair vents on a relatively new roof but which were not installed properly. As a result, there is leakage in the eaves. There are also exposed nails which will have to be covered with tar. We prefer people who can do the work themselves, who don't hire subcontractors or helpers.

Looking for someone who is knowledgeable about roof repair, has insurance and is licensed.
We don't want to sign contracts which gives the contractor license to hire subcontractors without our express permission or agreement, or give him permission to start and end a project as he sees fit, without any time frame. Needs to be willing to follow direction of property manager.
