The Santa Barbara Student Housing Cooperative (SBSHC) is a 501(c)3 non-profit organization based in Santa Barbara, CA. Established in 1976 as a non-exploitative rental housing alternative for UCSB students, SBSHC now provides housing and community programs to over 100 co-op members across six properties. SBSHC is mission driven and member-run, serving a diverse membership engaged in the daily practice of self-help and mutually supportive cooperative living.

The Maintenance Coordinator (MC) is directly responsible for the oversight and support of all property maintenance and related member programs at the Santa Barbara Student Housing Cooperative (SBSHC). The MC's primary responsibilities are to ensure timely and effective maintenance of all SBSHC properties, to educate and assist House Maintenance Managers and other members regarding minor hands-on maintenance projects, to coordinate with outside contractors, and to develop and implement preventative maintenance plans.

The MC is directly accountable to the SBSHC Executive Director. The MC is expected to work in collaboration with staff and membership in the pursuit of organizational goals. A strong ability and desire to work alongside college students and co-op housing communities is required for this position.

This is a part-time position working an expected average of 8 hours per week with the option of additional hours as needed. The pay rate for this position is $25.00 per hour. Use of a personal vehicle to complete job responsibilities will be reimbursed at a rate of 54.5 cents per mile.

[Qualifications - Required]

● Experience and/or knowledge of household mechanical and electrical systems, household appliances, plumbing, plastering, tiling, carpentry, and heating and ventilation systems

● Strong mechanical aptitude and ability to perform common household repairs

● Interest and ability to educate and work effectively with college students, including collaborating on member-led maintenance improvement projects

● Strong interpersonal skills with the ability to communicate effective in-person and in writing

● Comfort working in a team-oriented staff environment

● Flexible schedule with the ability to respond to maintenance emergencies during business hours, evenings, and weekends

● Technical training in building maintenance

● Project management skills and experience

● Experience handling difficult situations with contractors and service providers

● Familiarity with cooperative values and principles

[Job Description & Duties]

Maintenance and Improvements:

- Provide initial, direct inspection and assessment of reported maintenance problems

- Provide recommendations to resolve/solve issues efficiently and cost effectively

- Complete repairs that can be done efficiently in-house in a timely manner

- Solicit bids and coordinate the hiring of outside contractors for work that cannot be done in-house

- Oversee completion of repairs and ensure building safety and sanitation

- Maintain maintenance records of projects, repairs, and costs

- Assist as required during inspections, repairs or walkthroughs of the houses

- Maintain regular communication with members and/or the house community regarding the status of pending maintenance requests including working collaboratively to develop stop-gap measures if a project is taking longer than anticipated

Member Education:

- Coordinate and lead House Maintenance Managers in quarterly orientations and regular maintenance trainings

- Participate in regular Maintenance Committee meetings

- Work with Maintenance Committee to develop and maintain Maintenance Manager Handbooks

- Whenever possible, use house repairs as learning opportunities to teach maintenance skills to House Maintenance Managers and interested members

Communication:

- Maintain effective communication between staff, contractors, Board, and members

- Attend weekly staff meetings and report status of maintenance projects

- Advise the Board of Directors as needed on major maintenance planning

- Maintain an accessible channel for members to submit maintenance requests

- Notify members of maintenance work to be done in their spaces

- Communicate with members about completion of maintenance requests
