About the Roles
Arvand Contracting LLC is hiring two on-site Senior Site Superintendent / Construction Project Manager to lead hospitality construction—boutique hotel renovations, guestroom/corridor refreshes, lobby/amenity upgrades, and fast-track interior build-outs. You’ll run the field: phasing in occupied hotels, night work coordination, guest safety/noise control, schedule compression, and brand-standard compliance from mobilization through punch and turnover.
Responsibilities
Field & Subcontractor Management: Direct daily site operations, trades, logistics, and deliveries; maintain clean, safe, guest-aware jobsites.
Occupied-Hotel Phasing: Implement floor-by-floor/stack phasing, room-out/room-in, quiet hours, and swing-space plans with GMs/ownership.
Schedule & Cost: Build 2–3-week look-ahead schedules; track progress, RFIs, submittals, change orders, and production units per day.
QA/QC & Brand Standards: Enforce drawings/specs, hotel brand standards, finishes, and ADA / Title III details; manage inspections and closeout.
MEP/FF&E/OS&E Coordination: Sequence MEP rough-ins and trims; oversee FF&E install, punch, and zero-defect turnover.
Stakeholder Communication: Lead OAC and daily huddles; provide proactive updates to owners, hotel GMs, architects, engineers, and vendors.
Travel: Consistent on-site presence in the Bay Area with regular travel to Santa Barbara as projects require.
Qualifications
5+ years in commercial interiors or hospitality construction, with 2+ years as a Superintendent or foreman-to-super track.
Proven success in occupied hotel renovations (guestroom stacks, corridors, lobbies, back-of-house), fast-track schedules, and punch/turnover.
Strong blueprint reading, sequencing, and field problem-solving; working knowledge of MEP systems and California Building Code/ADA.
Tools: Google Workspace, Excel; Procore (or similar) preferred. OSHA-30 a plus.
Professional communication, vendor management, and customer-service mindset with hotel teams and guests.
