We’re looking for a reliable, community-minded independent contractor to serve as the On-Site Residential Manager at a well-maintained residential building in the heart of Berkeley. This is a great opportunity for someone who takes pride in their home, enjoys helping others, and is comfortable with basic building maintenance and oversight.
This is a contractor position (not an employee role), ideal for someone who is looking to live on-site for reduced rent in exchange for approximately 20 hours/month of agreed-upon responsibilities.
About the Role:
As the On-Site Manager, you’ll support the building's day-to-day operations and foster a welcoming, well-kept environment for fellow residents. While your schedule is flexible, reliability and responsiveness are essential.
Typical responsibilities include:
-Conducting regular property walk-throughs and reporting issues to management
-Overseeing trash and recycling areas
-Serving as the point of contact for tenants and vendors
-Providing after-hours emergency support when necessary
-Monitoring building security and shared spaces
-Managing package/mailroom area
-Performing minor maintenance and repair tasks
Compensation & Perks:
-$600/month rent concession on your residential lease, contingent on completion of duties

Ideal Candidate:
-Responsible, self-motivated, and proactive
-Invested in maintaining a clean, safe, and positive environment
-Comfortable with light maintenance and working with vendors
-Able to respond to occasional after-hours issues
-Previous property management, hospitality, or maintenance experience is a plus
