Summary
Ballast is seeking a Manager, Architecture to support our rapidly growing team. The Manager, Architecture will be responsible for executing all activities related to apartment building renovation and new apartment projects throughout San Francisco.

Primary Responsibilities
Design and manage the full process of Fire Alarm Upgrade projects
Manage 3rd party drafting company and ensure speed and quality of drawing production
Collaborate with city officials during entitlement and plan check to ensure efficiency during permit approval process
As-Builts:
Supervise field surveys to create or verify existing conditions drawings and set up CAD files
Schematic Design:
Conduct and assist with building code analysis
Collaborate with the Design Team on the creation of initial floor plan layouts from owner’s program
Conduct with preliminary product research and present layouts to ownership
Design Development:
Supervise the coordination of consulting engineer’s drawings and material selections with guidance from Senior Manager, Design
Building Permit Drawings:
Lead the preparation of permit drawings from initial design sketches utilizing correct permit template
Execute plans, sections, elevations, RCP and schedules as needed
Lead building permit approval process
Bidding/Negotiation:
Lead issuing bid documents to Construction Management team
Attend bid walks as required and respond to questions from bidders
Construction Documents and Administration Phases:
Issue construction documents to Construction Management team
Respond to RFIs as required by Construction Management team in regard to permit documents and code compliance
Minimum Requirements and Qualifications
Bachelors or master’s degree in Architecture or related field of study
Minimum 3-5 years of experience working on apartment buildings or multi-family projects
Strong AutoCAD experience is preferred
Experience with San Francisco building permit process is preferred
Fire Alarm System design experience is preferred
Key Skills and Competencies
Must be a good communicator (written and oral) and must be able to maintain effective documentation
Capability to think critically, solve problems logically and make well-reasoned business decisions
Knowledge of laws and standards that apply to architecture such as local and state building codes
Knowledge of Fair Housing Laws, Landlord-Tenant Law and experience with projects in rent-controlled buildings are a plus
Excellent personal leadership skills and proven ability to build, develop and motivate teams
Proactive, well-organized and results-oriented with the ability to lead and participate in multiple projects simultaneously in a fast-paced environment
Solid organizational skills including attention to details and multitasking capability
Exercise significant independent judgement, initiative, responsibility, and accountability
Strong working knowledge of AutoCAD, Microsoft Word, and Excel
