Building Engineer

The Building Engineer is responsible for the day-to-day maintenance, repair, and efficient operation of commercial office buildings. This position ensures that building systems operate safely, efficiently, and in compliance with company standards, tenant needs, and applicable regulations. The Building Engineer will perform routine inspections, preventive maintenance, and respond to service requests to maintain optimal facility conditions.

Key Responsibilities

Perform daily building rounds and inspections of mechanical, electrical, plumbing (MEP), HVAC, fire/life safety, and other building systems.

Respond promptly to tenant service requests and resolve maintenance issues professionally and efficiently.

Operate and maintain HVAC systems, boilers, chillers, pumps, and other mechanical equipment.

Monitor and adjust building automation systems (BAS) to ensure occupant comfort and energy efficiency.

Maintain lighting systems, replace lamps and ballasts, and troubleshoot electrical issues within scope of expertise.

Assist with vendor coordination, escorting, and oversight of contracted maintenance, janitorial, and repair services.

Ensure compliance with all safety, building, and environmental codes and regulations.

Track and report maintenance activities, work orders, and material usage through Yardi or other designated software.

Maintain cleanliness and organization of engineering work areas, mechanical rooms, and storage spaces.

Participate in after-hours emergency response rotation and provide on-call support as needed.

Qualifications

Minimum of 3–5 years of hands-on experience in building operations, engineering, or maintenance within a commercial property environment.

Working knowledge of HVAC, electrical, plumbing, and mechanical systems.

Demonstrated ability to troubleshoot and perform repairs independently and safely.

Familiarity with building automation systems (BAS) and computerized maintenance management systems (Yardi, Angus, etc.).

Strong communication and customer service skills when interacting with tenants, vendors, and management.

Valid driver’s license.

Ability to lift up to 50 lbs and work on ladders or in confined spaces as needed.

Work Environment

This position involves frequent walking, standing, bending, and lifting. Work is performed both indoors and outdoors and requires travel between properties. The Building Engineer must be available for after-hours and weekend emergency calls on a rotating basis.
