III. GENERAL DESCRIPTION OF THE POSITION'S FUNCTIONS AND PURPOSE

Under direction from the Maintenance Supervisor, the Maintenance Person will perform skilled and semi-skilled tasks in the routine maintenance of occupied units and the rehabilitation of vacant units for occupancy. The Maintenance Person is responsible for the maintenance of common areas, grounds and other tasks as required to ensure that the property is maintained in a marketable condition. Takes initiative to follow directives from the maintenance supervisor and helps to keep the property in good condition and minimize the need for emergency repairs.

IV. ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Performs repairs on the interior and exterior of property, and grounds such as electrical, drywall, painting, carpet and minor plumbing repairs.

2. Performs all preventative maintenance requirements as outlined in the Preventative Maintenance Schedule. Maintains records and updates the preventative maintenance logs in a timely manner.

3. Efficiently performs janitorial, painting and repairs to vacant units to ensure that rental units are made rent ready in a minimum of time.

4. Performs periodic night inspections of the common areas and grounds of the property and reports to the Maintenance Supervisor in a timely manner any lighting or security hazards.

5. Follows a work priority system, in accordance with the procedures as outlined in the CFMA Operations Manuel.

6. Maintain all storage and work areas in a clean, orderly, safe and secure condition.

7. Perform additional duties as deemed necessary or as directed by the Maintenance Supervisor and Property Manager.

8. Share emergency on-call duty with other on-site staff. Days off will be two days in sevens, as determined by the Management.

9. At all times comply with all CFMA safety guidelines, policies and procedures.

10. Install carpet and padding as required.

V. DUTIES AND RESPONSIBILIES WHICH MAY BE ASSIGNED

1. With prior approval of the Property Manager and Maintenance Supervisor order and pick up maintenance supplies and materials.

VI. REQUIRED KNOWLEDGE / SKILLS

1. Basic knowledge of building repair trades and purchasing practices and procedures. Knowledgeable in work safety requirements and procedures and repair and maintenance practices.

2. Ability to maintain accurate and detailed records.

3. Ability to perform the following:

a. Minor repairs to building appliances and fixtures

b. Change locks

c. Replace floor tiles

d. Unstop clogged drains

e. Repair or replace plumbing fixtures

f. Patch holes in walls

g. Clean the interiors of units

h. Perform miscellaneous carpentry repairs

i. Perform minor masonry duties

j. Interior and exterior painting

k. Install carpet and padding

VII RESPONSIBILITY

A. Supervisory Controls - The maintenance person reports directly to the Maintenance Supervisor. With a minimum of supervision, takes initiative to detect potential problems before they become emergencies. Makes recommendations to the Maintenance Supervisor as to needed and appropriate repairs / replacement to the physical structure and fixtures. The Property Manager will provide guidance, consulting with the President of CFMA when appropriate to determine the best course of action.

B. Guidelines - HUD guidelines and inspections, CFMA Operations Manuel, Recommendations by Owner or CFMA.

VIII. DIFFICULTY

A. Complexity - A wide variety of building skills (light plumbing, and light carpentry) are required to properly maintain the property. Interpersonal and communication skills are required for interaction with residents who can sometimes be difficult to work with.

B. Scope of Effect - The marketability of the project are directly related to how well the property is being maintained. The skills which the maintenance person possesses have a significant financial impact on the property, reducing or eliminating the need for outside contractors. The curb appeal of the property is critical to it's acceptance by surrounding neighborhoods and other properties.

IX. PERSONAL RELATIONSHIPS

A. Personal Contracts - Are with residents, the Property Manager, Maintenance staff, vendors, outside service providers, and contractors as deemed necessary.

B. Purpose - Contacts are deemed necessary for the purpose of performing maintenance, replacement or repair duties, for contracting for supplies and services and for relaying information.

X ENVIRONMENT

A. Physical Requirements

1. Must be able to lift moderately heavy objects.

2. Must be able to climb ladders.

3. Must be able to perform duties requiring extensive maneuverability and normal strength.

4. Must be able to move throughout the property.

5. Must be able to drive.

B. Work Environment - Work is performed in the interior units, common areas and on the exterior structure. Driving is required.

XI. QUALIFICATIONS - MINIMUM REQUIREMENTS

Education - Reading literacy and math skills at the ninth grade level of above.

Experience - Demonstrated ability in building maintenance or experience in a related building trade, performing repairs, maintenance, carpentry, minor electrical, plumbing, or heating repairs, painting, refurbishing and cleaning.

XII. DIRECT SUPERVISOR - The Maintenance Person reports directly to the Maintenance Supervisor.

XIII. DESIRABLE ADDITIONAL QUALIFICATIONS

Possession of own tools and willingness to use them on site.
