Maintenance Technician for Apartment Community

SUMMARY

Performs specific carpentry, plumbing, painting, electrical, HVAC, masonry, and appliance repair in residential apartment communities by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

Performs renovation of vacant apartments and completes related paperwork

Performs work in response to Maintenance Service Requests

Performs all general repair and maintenance related to the interior and exterior of community, including drywall and painting.

Installs and repairs electrical and plumbing fixtures, appliances, boilers and HVAC systems.

Sets up and operates machine tools such as lathe, grinder, drill, and milling machine to repair or fabricate machine parts, jigs, and fixtures, and tools.

Fabricates and repairs cabinets, counters, benches, partitions, and other wooden structures.

Assembles, installs, and repairs pipes, fittings, and fixtures of heating, water, and drainage systems.

Repairs fences, gates, walls, and walks.

Applies coats of paint, varnish, stain, enamel, or lacquer to interior and exterior surfaces of apartments and buildings.

Maintains or assists in maintaining inventory and prepares related paperwork.

Keeps storage facilities and equipment in an orderly, working condition.

Participates in after hours and emergency coverage as assigned by supervisor.

Relays information regarding general property appearance and condition to property manager.

Follows training instructions. Wears personnel protective equipment as required for the job.

Reports hazardous working conditions to supervisor.

QUALIFICATIONS

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS

HVAC Certified as required

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and outside weather conditions. The employee is occasionally exposed to high, precarious places; toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
