Entry Level Residential/ Commercial Maintenance Porter
Position Focus: The Maintenance Professional Porter brings varied talents and experiences and value to our maintenance team. The Maintenance Professional will have responsibilities that focus on various assigned Commercial and or Residential properties. This is a growth position.
Essential Job Duties: Responsible for the overall cleanliness and curb appeal of assigned property.
Including: the grounds, amenities, building exteriors, and leasing office, parking lots, and other common areas.
Responsible for the completion of basic maintenance service requests as assigned.
Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
Follow established company policies.
Learn how to check and repair indoor and outdoor lighting on each property
Conduct bimonthly exterior lighting inspections.
Identify concrete and asphalt conditions and needed repairs
Assist and or oversee parking lot repairs: striping parking stalls, repairing or replacing ADA Signs, cleaning up trash in enclosure areas.
Fence repairs.
Painting and touch -up
Basic landscape upkeep
Installation of all types of hardware and equipment
Maintain, flush and clear roof and storm drains.
Respond to tenant complaints as instructed
Properly follow company and CAL/OSHA safety procedures.
Bring problems and property condition to the attention of management.
Maintain positive relations by responding to requests in a friendly, courteous and professional manner within the designated time.
Interact with tenants on service calls to ensure their satisfaction.
Works as a team participant with the maintenance staff to ensure SPM maintenance standards are met.
Work within approved budget; provide cost saving measures for property.
Ensure a rapid turnaround time on assigned work.
Typical Physical Demands: Heavy lifting, climbing, stooping, laying (such as under sinks or in basements), standing, walking (including stairs), reaching overhead, repetitive movement.
Minimum Qualifications: Candidates must have a valid California Driver’s License, the ability to provide proof of automobile insurance and a good driving record. Candidates must own, furnish and be able to use basic hand tools.
Typical Physical Demands: Heavy lifting, climbing, stooping, laying (such as under sinks or in basements), standing, walking (including stairs), reaching overhead, repetitive movement.
Typical working conditions: The Maintenance Porter will be required to work on assigned SPM Commercial and Residential properties throughout the bay area. Must be able to work in inclement weather conditions. This is a roving position so flexibility is a must.
Minimum Qualifications: High School diploma or equivalent is required and one year porter/ maintenance experience
Skills: Strong written and oral communication required. Attention to detail and strong customer service skills highly desired. Must be technologically proficient and familiar with Microsoft Word and Excel and using an iPhone.
