Assistant Community Manager

Our Assistant Community Manager responsibilities include but are not limited to the following:

· Collecting current and delinquent resident rents

· Preparing legal notices accurately and in a timely manner

· Preparing new and renewal lease paperwork

· Providing a quiet and enjoyable living environment for residents

· Encouraging positive work relationships with all employees, residents and vendors

· Successfully maintaining high occupancy and having a thorough understanding of competitive marketing and pricing

· Clearly communicating with residents, employees, supervisors, and vendors

· Performing daily inspections of community and vacant ready apartments to ensure cleanliness, proper maintenance, and prevention of safety hazards.

The successful candidate must be a hands-on self-starter with excellent written, verbal and communication skills as well as possess a willingness to always stay abreast of the industries best practices. He/she will have 2-3 years experience in Property Management with a strong emphasis on leasing and marketing.

Other desirable qualifications are as follows:

· Strong customer-service and sales skills are required and shall also include outstanding verbal and written communication

· Outstanding organization and time management skills with a strong attention to detail

· A working knowledge of Microsoft Office

· Ability to understand and follow directions. Must also have proven ability to manage multiple projects and work well under time and other constraints

· Previous experience with Yardi (Voyager, Rent Café, CRM) and RealPage YieldStar is a plus

· Ability to fluently read and write English

ESSENTIAL JOB FUNCTIONS:

· Prepare and review move-in paperwork and legal notices for thorough and accurate completion. Enter information into

property management software accurately and efficiently

· Assist in marketing the community, to include an understanding of fluctuations in the market and to communicate this

information to Community Manager

· Participate in weekly staff meetings

· Assist, coordinate and attend resident community events

· Lease apartments by showing the model and/or available unit(s)

· Update internet advertising daily/weekly

· Follow up on all traffic in CRM and Rent Cafe

· Responsible for collection and entering of all rents

· Assists in managing staff and upkeep of the physical property

· Walk and visually inspect grounds, exterior buildings, and vacant apartment units on a regular basis

· Assist in monitoring vendors, work of contractors, and any other third parties on the property. Must understand and abide by all Fair Housing Policies.

· Adhere to all company policy and procedures

· Complete any other tasks, as assigned.

· Manage Leasing Consultant and coach him/her in closing a lease and in maintaining high occupancy.

· Professional appearance and demeanor required

ATTENDANCE: All assistants work Tues-Saturday, 9:00 AM to 6:00 PM. Attendance is an essential function of the job. Attend training classes or workshops, as scheduled. Work schedules are subject to change.
