Commercial Property Manager
QUALIFICATIONS
Knowledge of: Methods, materials, and equipment used in HVAC, plumbing or electrical trades; changing codes, regulations, and technology; theory, design, and use and operation of equipment and related systems; and the locations of typical system failures; basic operations, tools, and terms used in building maintenance and repair work; safe work practices and first aid. Traveling from property to property will be required. Commercial property experience required.
Ability to: evaluate a problem or situation and arrive at a logical decision; make correct estimates and select materials; work independently; work under pressure; prioritize assigned work; identify and correct safety hazards; lift and carry objects safely; climb ladders to various heights; use a variety of hand and power tools safely and efficiently; design and fabricate special tools, devices, and replacement parts; learn policies and procedures, and the locations of buildings.
JOB DUTIES
● Must be available on call as needed for on-site visits/repairs for emergencies
● Check in with Owner daily or as often as necessary
● Maintain communication and follow up with building Tenants
● Re-key locks for existing and new tenants.
● Identify plumbing issues and recommend repairs
● Change out flags and floor mats
● Identify electrical issues and recommend repairs
● Touch up painting as identified
● Schedule Power washing projects of all properties
● Assist in readying Vacant spaces for showing
● Change out lightbulbs and ballasts as needed
ESSENTIAL FUNCTIONS
● Identify needed repairs and maintenance of mechanical, heating, ventilation, and air conditioning systems and related components.
Electrical Assignment:
● Inspect and recommend needed repairs of electrical systems and related components.
● Inspect and maintain electrical and fire systems and related components.
Plumbing Assignment:
● Inspect and recommend needed repairs and maintenance of plumbing systems and related components.
Other Assignments:
● Monitor and supervise contract trade workers on all projects.
● Identify and recommend needed repairs and/or replacement of doors, windows and building hardware.
● Install leasing signs occasionally.
EDUCATION
Any combination of education and/or experience that has provided the knowledge, skills, and abilities necessary for satisfactory job performance would be qualifying. A typical way to obtain the required knowledge, skills and abilities would be: Two years' experience in semi-skilled and skilled electrical, HVAC, plumbing construction, maintenance and/or repair work. Stationary Engineer license preferred.
