Looking for a new opportunity to reside rent free in 2 bedroom townhouse/apt in Gilroy that will be overseeing two properties that are located walking distance from each other? In total, this would include 28 units that contains many long-term residents. Located off the 101 and 10th Street in Gilroy, it is centrally located from all the major outlets and not far from Caltrans and downtown. The ideal manager is someone who has flexible work hours, works part time, or works from home and can be around the property (weekends are a must).
Responsibilities:
⢠Managing current residents and leasing apartments when there is a vacancy.
⢠Accurate and detailed completion of rental paper work as well as Move-In, Pre-Move-Out and Move-Out worksheets with tenants.
⢠Collecting, recording and making rental deposits.
⢠Maintaining the upkeep of the property.
⢠Timely and detailed communication with property owner
⢠Handle tenant issues & complaints.
⢠General sweeping and cleaning of the laundry room and ensuring the washers & dryers are clean and in working order.
⢠Picking up of any trash on the property and ensuring the dumpsters are picked up on trash days.
Requirements:
⢠Previous property management experience is preferred.
⢠Ability to speak and write Spanish is a big plus!
⢠Computer literate including email, MS office, internet searching, scanning, and printing memos.
⢠Basic understanding of maintenance issues is a plus (Ex. plumbing, electrical and hanging blinds)!
⢠Experience with appliance repair or HVAC is plus.
⢠Commitment to maintain and enhance the premises.
⢠Organized self-starter able to manage a small community while working independently.
⢠Applicants will be required to complete a credit and background check.
⢠You must live on-site.
