Job Summary: HIP Housing Affordable Ventures, Inc. (HHAV) is seeking a dedicated Residential Property Manager to oversee the daily operations and facilities maintenance of our diverse portfolio, which includes properties developed, owned, and managed by HIP Housing. This dynamic role requires a proactive approach to maintaining high occupancy rates through effective marketing and tenant acquisition strategies. The ideal candidate will be adept at fostering positive tenant relationships, efficiently resolving resident disputes, and ensuring compliance with all property rules and policies. Additionally, the Property Manager will coordinate regular maintenance and repairs to uphold the quality and safety of the properties. This position is crucial for providing consistent, reliable support and assistance to our residents, ensuring a well-managed and harmonious living environment.

Responsibilities:

-Manage all aspects of a building’s occupancy and maintenance for scattered sites. Ensure the portfolio of properties is maintained to the highest industry standards of customer service, preventive maintenance, repairs, leasing, and property management.

-Develop strategies and implement marketing and leasing improvements.

-Maintain productive relationships with the community, other property management professionals, suppliers, and vendors.

-Certify and recertify all tenant income and assets annually and ensure compliance with the Low-Income Housing Tax Credit or other government housing program requirements.

-Review all rental applications and lease forms for accuracy and compliance with HHAV, government, and Fair Housing policies.

-Show prospective tenants properties, conduct interviews, receive rental applications, collect rent, and explain terms of occupancy.

-Inspect units and develop recommendations for supplies, materials, upgrades, repairs, and equipment to maximize each property's potential.

-Prepare and manage operating budgets.

-Use Yardi Voyager to process rent collections, deposits, ledger maintenance, lease documentation, rules enforcement, and legal notices.

Required Skills/Abilities:

-Knowledge and understanding of fair housing, landlord-tenant, and other laws and ordinances that apply to property management.

-Excellent writing, interpersonal, and “listening” skills.

-Organized, detail-oriented, able to focus, multi-task, and work cooperatively with others.

-Reliable transportation, valid California driver’s license, and proof of insurance.

Education/Experience

-5+ years experience in property management.

-A high school graduate or equivalent with training in leasing, management, or related activities is preferred.

-Experience with affordable housing compliance preferred.

-Experience with Yardi preferred.

-Strong computer skills with Microsoft Windows, Gmail, Outlook, Word, and Excel; and use a telephone, copier, fax, and other basic business machines.

Physical Requirements:

-During the workday, the Property Manager may be required to push or carry items of 25 lbs., climb ladders, kneel or twist, grasp, pull, carry, and push equipment such as boxes, carts, vacuums, brooms, or mops.

Compensation and Benefits

-Full-time, exempt, at-will, annually reviewed position

-$65,000-$70,000 annual salary, based on experience
