Facilities & Maintenance Manager: Resort/Campground & Wilderness Lodge

We're seeking a hands-on and skilled Facilities Manager for Jubilee Railroad Wilderness Lodge, (the soon-to-be updated name of Railroad Park Resort). This role will tackle everything from emergency repairs to preventive maintenance across our unique property, directly impacting our guests' experience through well-maintained historic railroad cabooses, cabins, buildings, campground, and restaurant.

Core Responsibilities:

Personally execute and lead daily maintenance operations across all lodging, dining, campground, and storage facilities, ensuring exceptional guest experiences

Take initiative in identifying and solving facility challenges before they affect guest comfort

Manage our natural resources, including riverfront areas, forest lands, and groundwater systems

Lead emergency repairs and implement proactive maintenance programs with minimal supervision

Coordinate with department managers, maintenance staff, and vendors to complete projects on time and budget

Drive practical improvements that enhance guest comfort and property sustainability

The ideal candidate is a skilled problem-solver with extensive hands-on experience in mechanical systems, construction, plumbing, and general maintenance. You should be a self-starter who thrives on independently tackling challenges while also partnering with colleagues and vendors. Above all, you must share our commitment to creating exceptional guest experiences through meticulously maintained facilities and grounds.

Essential Duties & Responsibilities

Maintenance & Repairs:

Maintain the resort's grounds and physical plant, motor vehicles, and tools.

Maintain accurate records of maintenance activities using logs.

Ensure adherence to safety standards and preventive maintenance protocols.

Implement and complete work order priorities and maintenance requests

Coordinate maintenance and landscaping schedules with minimal disruption.

Ensure the grounds, facilities, and pool/hot tub are regularly serviced and inspected.

Follow a proactive and organized rotation schedule for checking physical plant and equipment for safety, cleanliness, and good repair.

Project manage the work of any contracted labor.

Liaise with vendors: trash, water, sewer, grease, septic, plumbing, electrical, grounds, roofing, general contracting, etc.

Oversee water testing, permitting, and regular pool/health inspection.

Operate heavy equipment.

Perform snow removal as needed.

Supervision:

Monitor maintenance spending in accordance with the budget.

Hire and onboard team members.

Delegate tasks, monitor performance and support skills training.

Lead with a spirit of teamwork, attention to detail, employee appreciation, and warmth.

Other Onsite Responsibilities :

Positively engage with guests, customers, students, faculty members, and fellows.

Partner with colleagues to respond to urgent needs on the property.

Plan for contingencies and oversee emergency preparedness.

Respond effectively and quickly to unexpected maintenance and weather challenges.

Some on-call after hours coverage for maintenance and guest concerns/issues.

Attend trainings & conferences.

Other duties as assigned.

Job Requirements and Qualifications

Summary:

The ideal candidate will have at least 10-15 years of professional experience in maintenance, construction, plumbing, electrical, farming, landscaping, etc.

Supervisory, budgeting, and project management experience is preferred.

Well-versed in general maintenance of equipment, buildings, and a working knowledge in landscaping, carpentry and building/construction, electrical, plumbing.

Are able to operate some heavy equipment.

This is an onsite and in-person position.

Required Qualifications

Strong mechanical knowledge with the ability to troubleshoot various systems.

Ability to manage several tasks and competing priorities.

Ability to be solutions-oriented. High proficiency with follow-through and dependability

Valid Driver's License.

Ability to effectively communicate clearly with managers, staff, and guests.

Strong interpersonal and listening skills required, with sensitivity and appreciation for diverse viewpoints and various communication styles

Ability to exercise good judgment, manage time effectively, and respond appropriately to changing circumstances and priorities

Be able to reach, bend, stoop, and lift items

Must be able to regularly climb stairs to access cabooses and other buildings

Must be able to frequently communicate well, online and by telephone

Must be legally authorized to work in the United States

Physical Requirements

Ability to move throughout the property, including outdoor terrain

Ability to walk around property grounds, climb stairs, and occasionally lift items (up to 50 pounds)

Available to work flexible hours, including weekends and holidays when needed

Valid driver's license and ability to travel for business development opportunities

Must be comfortable working in all weather conditions throughout four distinct seasons
