Entitlement and Development Project Manager

We are looking for an employee to join our team of bright people who are willing to roll up their sleeves, take on new assignments and assume additional responsibilities as needed while juggling multiple projects. The team and company are small, so being willing to work on projects of all sizes and types is key.

This position will be working directly with the company principal responsible for Entitlement and Development.

Required

Ability to manage multiple projects at the same time while maintaining a high attention to detail; organized

A team player mentality

Willing to assist principal and wear many hats; accepting of other duties as assigned

Bachelor’s degree in real estate, urban planning, finance, economics, marketing, accounting, engineering, political science, or related field or 5 years of experience in similar field

Interest in the entire process of real estate development from acquisition to disposition including involvement in property management and construction

Computer skills: Microsoft Office-Word & Excel and Microsoft Projects experience a plus

Desired - The ideal candidate would be responsible for or possess many of these OR be eager to learn the rest.

Previous Project Management experience

Manage project meetings, take thorough notes and follow-up on action items

Solid understanding of the Real Estate development process

Ability to create project proformas

Prepare schedules, budgets and manage the entitlement process

Comprehensive project management of commercial and residential development, site due diligence, site design, and entitlements

Management and oversight of consultants including architects, civil engineers, environmental specialists, land-use counsel, etc.

Oversight of site-related reports such as Phase I ESA, Geotechnical Reports, surveying and plat requirements, preliminary site engineering, landscape requirements, rezoning, use permits, development agreements, design review, and variances

Prepare for and attend pre-application, local public, and municipal hearings

Generate thorough site investigation reports that inform risks and opportunities for vetting acquisition

Develop and manage relationships with municipal staff, officials, and utility providers

Ability to read and understand complex zoning codes, general plans, specific plans, and technical reports

An intricate understanding of the key decision drivers in project approvals both internal and external

Elaborate understanding of jurisdictional approval processes

Comprehensive understanding of the site development process

Basic understanding of CEQA and its application in real estate development
