Job Summary

We are seeking a skilled and dedicated part-time Maintenance Technician to join our team. The ideal candidate will possess a strong mechanical knowledge and experience in facilities maintenance. This role involves performing routine maintenance, troubleshooting issues, and ensuring that all equipment operates efficiently. The Maintenance Technician will play a crucial role in maintaining a safe and functional environment.

MAJOR RESPONSIBILITIES

Fills out and completes a daily log sheet.

Responsible to arrive on time each day.

Complete and address work orders that are dispatched, including status updates on said work orders following company protocol.

Provides description and documentation of completed work including before/after photos.

Completes and conducts routine inspections as assigned at each site and location.

Supports the day porter in maintaining exterior and interior on each site as needed.

Responsible for completing maintenance repairs and preventive maintenance throughout the properties, while providing excellent customer service

Prepared to execute all duties and responsibilities in a safe and timely manner.

Ability to read and understand given instructions and execute as directed including over text and e-mail communications.

Able to work safely with a variety of cleaning supplies, cleaning tools, power tools and larger sized equipment.

Ability to drive a vehicle with towing capacity. Preferred experience in knowing how to operate and back up a hauling trailer.

PROPERTY & BUILDING MAINTENANCE

Reviews and address work orders that were dispatched and assigned.

Assists in maintaining grounds, common areas, and amenities by picking up trash and debris.

Maintain property curb appeal which could include cleaning of the parking lots, landscaped areas, and common areas.

As required or directed perform routine interior / exterior lighting inspections, roof, and roof top equipment inspections

Maintain adequate inventory of maintenance materials and supplies.

While on job site, review site conditions to identify safety and risk management concerns and communicate concerns to your supervisor.

Works with supervisor to get authorizations and obtain needed supplies and materials for completing work assigned.

Perform clean up and hauling duties as needed, required, or dispatched.

Other duties as assigned.

PROJECTS / REPAIRS / MAINTENANCE KNOW HOW

Change and reline trash receptacles.

Use of a Backpack Blower.

Vacuuming carpets / Sweeping-Mopping floors

General Cleaning such as handrails, cleaning doors, windows, and door handles

General Painting

Drywall hanging, texturing and repair.

Stucco and concrete patching

Parking Lot Striping & Curb Painting

Welding knowledge for small repair needs

Landscaping work such as trimming, mowing, removal of light debris.

Cleaning such as clean/repair grout, sweeping, mopping, dusting, etc.

Light bulb/ ballast replacement

Light carpentry such as door repairs, lock replacement, cabinet repairs, etc.

Plumbing repairs such as cleaning drains/pipes, wrapping pipes, faucet repairs, hose repairs, etc.

Install and removal of appliances.

Irrigation repairs

Replace HVAC filters.

Repair / Replace window blinds.

Install signage such as directional and traffic.

Pressure Washing of sidewalks and trash enclosures.

Other duties as assigned.

Assist other personnel as needed.

BIOHAZARD ENCOUNTERS

Responsible for reporting biohazard items found on site while working to your supervisor / manager.

Send photos identifying said Biohazard and wait for further instructions.

HOMELESS / TRANSIENT ENCOUNTER

Do not engage them while working on site as a safety precaution.

Report them to your supervisor / manager that they are on site and advise if they are impending you or an area where you cannot perform your job functions.

UNIFORM REQUIREMENTS

Responsible for maintaining personal appearance and dress code per USS Handbook

Wear provided USS Shirts, Sweatshirts, Hats, Beanies & Safety Vests to allow for visibility while working your shift.

USS Logo should always be visible.

VAS OPPORTUNITIES

While on site, Identify and report VAS (Value Added Service) opportunities. VAS opportunities should be sent to the assigned Operations Manager with photos and details outlining what was found while working on site.

Responsible for identifying and informing the Operation Supervisor/Manager of any concerns, hazards, or liabilities.

Review and watch additional online training for VAS opportunities.

CUSTOMERS WITH IVR REQUIREMENTS

Properly use and complete needed IVR requirements for the check in and out process of your shift that entails working on site that is App based for sites that require it.

Notify direct supervisor the same day if there are any issues with completing IVR functions so that they can help troubleshoot the situation.

Understand the instructions on “How To” complete an IVR requirement, to advise or ask questions so the process is understood and successful.

SUPPLIES/ INVENTORY/ SMALL TOOLS/ VEHICLES

Responsible to ensure cleanliness of assigned equipment and USS property.

Responsible for inventory of USS provided tools and equipment inventory and maintenance.

Perform inspection of the vehicle using a DVIR. This is a Pre and Post vehicle check to ensure vehicle is in working order and fluid levels are adequate. Contact your supervisor if there is an issue found with the vehicle.

In some cases, a USS provided vehicle may be used. Responsible for cleanliness and scheduling maintenance for the vehicle.

EMERGENCIES/ AFTERHOURS TIMES / NON-SCHEDULED DAYS

At times may be called upon to handle an emergency and so in some cases “on call” off hours standby is required

At times may be called to cover an open shift

SKILLS/KNOWLEDGE/ ABILITIES

Ability to arrive on time to multiple locations.

Able to work a flexible schedule including nights and weekends if needed.

Prepared to execute all duties and responsibilities in a safe and timely manner.

Ability to work in a physical manner.

Ability to understand English & Spanish, read, write (including text messages and e-mail). Bilingual preferred

Capable of working a variety of technologies

Able to work safely with a variety of cleaning supplies, tools, and equipment.

Possesses quantitative and analytical skills – can think and reason to solve a problem.

EDUCATION/ TRAINING

· Preferred: High School Diploma or Relevant Qualifications

· Preferred: Steady Work History

· Must possess a valid Driver's license if operating a company vehicle and be insurable by company insurance if there to operate a USS vehicle or equipment.

· Working cell phone is required for daily communication and dispatch purposes along with punching in and out via App to be paid.

Have the ability to use a computer, smartphone and know software applications to process work orders.

· English speaking preferred but bilingual in both English and Spanish is encouraged.

WORK ENVIRONMENT AND PHYSICAL DEMANDS

Must be able to drive and be on the road and in the field for extended periods of time.

Body Position: Standing for long periods of time.

Climbing as requested or needed.

Body Movements: Carrying, use of hands, arms,

Crouching, kneeling, and crawling

Senses: Sighted, speaking, hearing, and smelling

Lifting: Normal, up to 50 pounds, Occasionally, up to 75 pounds

Required to work in a multitude of different weather conditions.

Required to work on site and on location.

Driving from site to site.

Safely hitch, drive and back a trailer

Safely and effectively work from and use a ladder and mechanical lift.
