The primary function of the Maintenance Technician is to competently handle all on-site park maintenance tasks. The Maintenance Technician will work under the direction of the Park Manager to complete daily, weekly, monthly and annual maintenance tasks. The following describes the job duties to be performed by the Maintenance Technician, who’s duties are not limited to the ones listed below and are subject to change from time to time, to properly maintain a mobile home park.
Coverage: Maintenance Technician is to report to work 8:30am-5:00pm, Monday through Friday. Actual shift(s) schedule may vary depending on staffing needs. Maintenance Technician be contacted outside of regularly scheduled shifts to respond to utility emergencies or special projects, if needed.
Facilities Maintenance: Park Office, Clubhouse(s), Laundry Room(s), Recreation Hall(s), Pool(s), Spa(s) are to be maintained in accordance with the property’s operations manual, best industry practices and per the direction of the park manager and/or maintenance supervisor. The Maintenance Technician is responsible for observing and reporting deficiencies to the park manager, and for maintaining facilities in a neat and attractive manner.
Park Common Areas: Park playground(s), grass area(s), storage yard(s), game/recreation areas, walkways, streets, entrances, perimeter areas are to be maintained in accordance with the property’s operations manual, best industry practices and per the direction of the park manager and/or maintenance supervisor. The Maintenance Technician is responsible for observing and reporting deficiencies to the park manager, and for maintaining the common areas in a neat and attractive manner.
Utility Infrastructure Maintenance: The Maintenance Technician will complete all required tasks in accordance with the Gas System OE&M Manual. The Maintenance Technician may repair certain low voltage electrical fixtures or appliances; assignment of electrical repairs is dependent on employee’s experience and technical aptitude.
Utility meter reading: Maintenance Technician may assist in monthly meter reads; this will be performed in in a timely manner, if applicable.
The Maintenance Technician is responsible for any miscellaneous repair jobs in and around the park as needed.
The Maintenance Technician may need to submit certain maintenance repair reports, periodically.
Rules and Regulations; Serving Notices: Maintenance Technician may be asked to serve as witness and support to the park manager during the enforcement of park rules and service various notices to residents.
In this role the maintenance technician will operate in front of residents, vendors and clients – the employee must demonstrate good judgment, gentle customer service, problem solving skills, time management skills, basic knowledge of utility and park infrastructure and have the flexibility to address issues that may arise.
Requirements:
1+ years of groundskeeping or facility experience.
Must be able to read, write and speak English proficiently.
