Immediate opening at 82-unit apartment complex. Applicants must live onsite in the owner provided apartment & be a well-experienced residential property manager. Requirements and responsibilities include but are not limited to the following:
Must be well versed in housing, discrimination and landlord/tenant regulations
Possess excellent communication skills and be able to operate a computer including the use of email, Word and Excel
Collect rents, record payments, and make bank deposits
Report property status to owners including tenant and property issues, rent payments outstanding, occupancy and expiring leases
Meet with potential tenants, show property and assess their applications
Coordinate rent increases
Investigate and resolve property complaints, enforce lease terms and rental violations in accordance with all housing and discrimination laws and regulations
Inspect and coordinate routine maintenance of property, arrange for repairs and new materials as required
Prepare notices such as 3-day pay or quit, 30-day notice to vacate, Unlawful Detainer
Summons and Complaint papers, and other legal correspondence.
Oversee maintenance staff and upkeep of property and maintain tenant satisfaction
Must have a vehicle, hold a valid driver’s license, vehicle insurance and registration
Be available to handle emergencies 24/7
Bilingual in English and Spanish would be helpful
