This position requires the normal duties expected of professional resident managers:
- Basic Maintenance and Repair Knowledge is Essential
- Regular & Prompt Communication with tenants, vendors & manager
- Enforcing Common Area rules – parking, pool, noise, etc.
- Landscaping – common area landscaping, weeding, blowing, etc.
- Pool – daily testing, logging chemical levels, skimming as needed etc.
- Cleaning – maintaining common areas, carports, driveways, trash enclosure, pool area
- Move-ins & Move outs – performing walk throughs, inspections, photos, cleaning
- Vacancy - open houses, showings, meet potential applicants provide applications
- Clerical – mailing documents, posting mailing notices, work order requests, timesheets
- Vendor Coordination – assist manager with coordinating & scheduling any repair or maintenance work with tenants and vendors, providing access to units as needed
Compensation will include an onsite unit to live in, provided at a discounted rate (2/3rd of the market rent amount). In addition to discounted rent, onsite managers will be paid an hourly rate for all hours worked performing the duties described above (and as stated in more detail in our management agreement).
This is not considered a full-time position. Typically, one of the two people hired will still work a full time job and the other person should usually be available and onsite during business hours Monday through Friday. This position may also require occasional weekend work. The hours of actual work can vary from 10-20 hours per week and could be more depending on skills and abilities. There is flexibility regarding when the duties are performed each day, and the number of hours worked.
This position is ideal for a couple with a background in the “on-site” management of a smaller apartment or condo complex. Applicants must have great communication skills and enjoy talking with and helping people. This complex offers great amenities like a pool, hot tub, in unit laundry hook-ups, fenced private yards and two designated parking spots in front of each unit.
