Manage and perform maintenance operations of multiple commercial properties including office and retail assets.  Develop and maintain positive, professional relationships with tenants, vendors and clients.Work closely with property manager on work orders, projects, budgets, and overall building maintenance.Oversee and direct vendors relationships and performance to ensure quality of work.Engage and bid outside professional trades such as electricians, plumbers, HVAC, etc.Respond and address tenant work order in a timely manner with appropriate follow up to ensure tenant satisfaction.Maintain and complete general building repairs including ceiling tiles, drywall repairs, painting, locks, doors, and access controllers.Maintain and repair minor electrical system including bulbs, ballasts, switches and lighting control systems.Maintain and repair minor plumbing items including toilet/urinal replacement and address drains, toilet, sinks and other systems.Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts and other critical building systems.Maintain grounds/ curb appeal to company and client standard.Oversee scheduling preventive maintenance of equipment, prioritizing and estimating project and provide technical assistance when developing job plans.Perform inspections of recently maintained or repaired equipment to observe the quality of the work performed and the operating condition of the equipment.Assist with the implementation of capital projects.Approving maintenance strategy including monthly reporting and KPI validation. Ensure compliance with quality, health and safety rules, guidelines and regulations.
