Resident Apartment Manager Wanted: Perfect for a couple!

Live where you work. Seeking an experienced mature on-site resident apartment couple for manager or maintenance & managerial duties for a 30+ units in the Capitol Hill area in Denver, CO. Position includes that the managers live on-site.

Seeking an experienced mature couple or single person to be the resident managers for a 30-unit vintage apartment building near the State Capitol. Includes free large 2-bedroom apartment, cell phone, Wi-Fi & utilities and monthly food allowance.

Duties include interior & exterior maintenance such as cleaning halls & mowing lawn, basic repairs, showing units to prospective tenants, dealing with tenant concerns, maintaining paperwork, and other related duties, etc., but does not included collecting rents. This is a part-time position for the right person(s). All applicants must demonstrate that they have the handy/maintenance skills, knowledge, and basic tools to perform apartment-related maintenance tasks & repairs. Applicants must be organized and capable of filling out & maintaining paperwork, be able to get along with a wide variety of people in a fair-handed manner, be honest & hard-working. The apartment manager must possess leadership skills since the tenants look up to the apartment manager to set a responsible example for them, and to create a tone of calmness and goodwill for the entire building. FULL POSITION DESCRIPTION:

Candidates must possess the following required skill sets:

Strong maintenance skills, including plumbing & electrical knowledge, building repairs, hot water heaters and boilers and furnaces, drywall and paint (patch, replace, mud, texture), landscaping, etc. General building maintenance, incl. replacing light fixtures, sinks, faucets, toilets, showerheads, and other maintenance repairs, etc.

Respond to maintenance requests as they occur. Address all work orders within 24 hours. Troubleshoot issues, order parts as needed, or call out vendors if necessary. Communicate with tenant and team of the status of the work order and when completed.

Perform preventative maintenance per building schedules.

Ability to turn/make-ready an apartment to rent to new tenants within a specified amount of time. Pre-walk unit prior to tenant moving out, then make it ready for a new tenant.

Possess good customer service skills. A good attitude and strong people skills required. Common sense & dispute resolution a must.

Ability to follow rules, guidelines, and adhere to all industry-standard management practices & expectations such as Fair Housing guidelines, etc.

Ability to manage time effectively.

Possess own basic set of tools of the trade (other apartment-related items provided).

RESIDENT MANAGER DUTIES:

The Resident Apartment Manager’s responsibilities include, but are not limited to:

Leasing and showing apartments.

Cleaning the hallways, and common areas both interior and exterior.

Exterior maintenance & grounds maintenance including mowing, gardening, watering, snow-removal, etc.

Lease enforcement & tenant dispute resolution.

Maintain lease files, work orders & other tenant records.

Be available/on-call for emergencies. No one likes it but it’s part of the position.

REQUIRED QUALIFICATIONS:

Minimum 1+ years experience in all areas of apartment maintenance.

Current driver’s license and proof of auto insurance (if you have a vehicle).

Ability to lift 50 lbs.

Ability to stand, walk, climb stairs.

Must be able to work inside and outside in all different weather conditions.

Good solid work ethic and positive attitude.
