Resident Apartment Managers Wanted: Perfect for a couple!
Live where you work. Seeking an on-site resident apartment couple for manager or maintenance & managerial duties for a 30+ vintage units in Capitol Hill area in Denver, CO. Position includes that the managers live on-site.
Candidates must possess: Maintenance skill set is required.
Strong maintenance skills, including plumbing & electrical knowledge, building repairs, hot water heaters and boilers and furnaces, drywall and paint (patch, replace, mud, texture), landscaping, etc. General building maintenance, incl. replacing light fixtures, sinks, faucets, toilets, showerheads, and other maintenance repairs, etc.
Respond to maintenance requests as they occur. Address all work orders within 24 hours. Troubleshoot issues, order parts as needed, or call vendors & subs as necessary. Communicate with tenants and team of the status of the work order and when completed.
Perform preventative maintenance per building schedules.
Performing “Make-Ready” on vacant units to prepare them for re-rental, including maintenance and refreshing, cleaning, painting, plumbing repairs, etc. Ability to “Make-Ready” an apartment, to rent to new tenants, within a specified amount of time. Pre-walk unit prior to tenant moving out, then make it ready for a new tenant.
Possess good customer service skills. A good attitude and strong people skills required. Common sense & dispute resolution a must.
Ability to follow AND enforce the rules, guidelines, and adhere to all industry-standard management practices & expectations such as Fair Housing guidelines, etc.
Ability to manage time effectively.
Possess own basic set of tools of the trade (other apartment-related items provided).
Resident Manager Duties:
The Resident Apartment Manager’s responsibilities include, but are not limited to:
Leasing and showing apartments.
Cleaning the hallways and common areas - both interior and exterior.
Exterior maintenance & grounds maintenance including mowing, gardening, watering, snow-removal, etc.
Perform Make-Ready on vacant units & prepare them for re-rental.
Lease enforcement & tenant dispute resolution.
Maintain lease files, work orders & other tenant records.
Be available/on-call for emergencies. No one likes it but it’s part of the position.
Qualifications & Benefits:
Minimum 1+ years experience in all areas of apartment maintenance.
Current driver’s license and proof of auto insurance (if you have a vehicle).
Ability to lift 50 lbs.
Ability to stand, walk, climb stairs.
Must be able to work inside and outside in all different weather conditions.
Good solid work ethic and positive attitude.

COMPENSATION
This position offers a free large 2-Bedroom apartment, free utilities including WiFi, one free off-street parking space, company cell phone, monthly food allowance, with paid hourly opportunities for Making-Ready the apartments, and other larger repairs when they occur. This position is considered part-time and allows for other off-site work opportunities as long as the apartment building’s priorities are met in a timely & consistent manner.
