We’re seeking an experienced hands-on couple or single person to live on-site and oversee the daily operations and upkeep of a well-maintained 68 space mobile home community in Fort Collins Colorado. The manager(s) must be active and motivated in order to provide a quality living environment for residents and promote positive resident relations. This is a part-time job for 2 persons and close to a full-time job for one.
Administrative Role:
Interact with residents in a professional, compassionate, and service-oriented manner
Enforce community rules to ensure a safe, welcoming environment
Maximize occupancy management by marketing vacant spaces
Manage resident relations, move-ins/move-outs
Applicant screening and qualifying potential tenants
Creating lease and rules documents, managing and maintaining resident files
Enforce community standards with diplomacy and fairness
Proper serving of all rule violation notices and legal notices
Manage the community through Rent Manager our online software
Promote positive public relations with prospects, residents, vendors and clients
Take the necessary steps to ensure both appearance and physical integrity of the property and its assets are in good condition at all times
Communicate all property issues in a timely manner to Owners
All tenants pay online via the system and most invoices are delivered electronically
Requirements
Excellent communication skills with a proactive, team-oriented mindset
Prior property management and maintenance experience preferred
Basic computer skills (email, spreadsheets, property management software)
Must be detail-oriented, highly organized, and able to interact effectively with prospects, residents, vendors, and owners
Communication with residents (Fluent English / Spanish a plus)
Clean driving record and ability to pass background check, drug screening
Valid driver’s license and reliable transportation
Knowledge of Mobile Home laws and Fair Housing preferred
Must live on-site
Maintenance Position:
Oversee day-to-day community maintenance and upkeep on common areas to increase curb appeal
Work closely with ownership to complete assigned projects promptly
Perform hands-on general maintenance of facilities and amenities including light landscaping and grass cutting
Maintain our two one-bedroom apartments, including painting on turnover and minor repairs
Conduct site inspections
Read utility meters
Coordinate and supervise subcontractors and vendors
Identify for the owner maintenance issues which need to be addressed and areas for park improvement
Requirements
Ability to pass background check, drug screening, and physical capability test
Valid driver’s license, reliable transportation and proof of insurance
Able to work with and understand general plumbing, electric, sewer issues
General maintenance & landscaping
Valid driver license and Proof of Insurance
