POSITION SUMMARY:
This position is responsible for assisting in the day-to-day operations of the Property Management Division of Centennial Real Estate & general office duties to support agents and owner. This position requires being in the office. Remote work is not possible. But, we have a fun, upbeat, and collaborative work environment and we value work-life balance. This position is hourly, so you will not be expected to perform job duties outside of your scheduled work hours.
PRIMARY DUTIES AND ESSENTIAL FUNCTIONS:
The primary duties of this position are to perform work directly related to the day-to-day operation of the Property Management Division of Centennial Real Estate which includes without limitation the exercise of discretion and independent judgment with respect to the following essential and other important responsibilities and duties:
o Collecting rent and other property fees from tenants and individual owners.
o Monitoring A/P and A/R for property expenses, including taxes, mortgages, insurance premiums, and maintenance costs of properties in the portfolio.
o Reporting the property’s financial status, occupancy, repair status, and expiring leases to property owners. o Meeting potential tenants, showing them the property, and assessing their applications in accordance with anti-discrimination laws.
o Advertising vacant properties.
o Inspecting properties and arranging repairs and new materials as required.
o Arranging contracts for maintenance, trash removal, landscaping, security, and other ongoing services and managing disputes with these service providers where appropriate.
o Diligently investigating and resolving property complaints and rental violations. This includes following up with Contractors, Owners, & Tenants consistently until the complaint or violation is resolved.
o Posting, in person, notices and legal letters.
o Ability to work with, maintain, and keep office business Confidential.
o The desire to be proactive and use critical thinking skills to come up with solutions to problems presented in a timely manner. The right individual will understand that it is imperative that they can make decisions on their own and at times without supervision.
OTHER RESPONSIBILITIES:
o Work as the general office greeter and direct traffic within the office. Be the “face” of the office. o Assist real estate agents with document or key pickup with other real estate agents;
o Producing marketing materials and information sheets for the office and real estate agents including, but not limited to: print, online, & Social media. Knowledge of Google Drive, Microsoft Word, Excel, & Publisher. o Web maintenance
o Daily trips to the post office and to the Bank or Title Company, as needed. Reliable transportation is a must.
o Other duties as assigned.
SUPERVISORY REQUIREMENTS: None
REQUIRED EDUCATION AND EXPERIENCE:
o High school diploma or GED required; associate degree Preferred.
o 2-5 years of applicable real estate, property management, or administrative experience.
o Bi-lingual with Spanish and English a plus.
o The desire to work as a team and effectively communicate with is critical to the success and reputation of the office.
