SUMMARY
Manages the exterior buildings of 156 residential units, 6 commercial spaces, grounds and swimming pool. Provides leadership and direction to all staff and contractors. Oversees homeowner relations to assure a safe and hospitable living environment. Works closely with the Board of Directors to plan and execute the short and long term strategies for the property’ maintenance and capital projects, assuring fiscal responsibilities of the association reserve account.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Uphold and enforce the rules and regulations of Pitkin Creek Park
Resolve owners and residents’ issues and requests
Attend monthly BOD meetings
Supervise and direct activities of all employees on a day-to-day basis
Supervise the pool and spa maintenance and operation as well as upholding the usage and rules
Perform and supervise all aspects of landscaping and upkeep of the property including planting or gardens and lawn care in the summer.
Perform and supervise all aspects of snow removal: plowing parking lots, shoveling stairs & walkways and clearing roofs
Knowledge of carpentry, electrical, plumbing and gardening preferred
Supervise the upkeep and maintenance of all 14 buildings including a rotating painting and roof repair schedule
Maintain a parking permit program and enforce parking rules as directed by the BOD
Maintain bimonthly payroll and work schedules
Maintain on-site office email account
Solicits bids and supervises activities of subcontractors for specific projects
Possesses high level of organization skills
Monitor and respond to emergency calls
QUALIFICATIONS
To perform this job successfully an individual must be able to perform each essential duty satisfactorily.
PHYSICAL DEMANDS The physical demands of this job include hands-on physical work of snow removal, gardening and heavy lifting. A valid driver’s license is required.
Must learn and comply with all OSHA safety rules, use safety equipment at all times, and immediately report unsafe conditions to BOD.

COMPENSATION
Salary Range $65,000-$85,000 depending on experience
