Gates Hudson Community Management, at the Board’s direction, effectively manages the property. The Managing Agent will assume all responsibilities associated with accomplishing property objectives as set forth by the Association’s Board of Directors and GHCM’s Management Agreement. The COMMUNITY MANAGER conducts all business in accordance with the Association’s governing documents and GHCM’s established policies and procedures, all Federal, State, and County Fair Housing Laws, American with Disabilities Act, and all other laws pertaining to housing.

Overview: - 32 hours per week - 9-3, M-F & 9-5, Thursday - This is a full time position

Gates Hudson Community Management seeks a Community Manager to oversee property operations under the Board's guidance. This role requires managing the property per the Association's Board of Directors and GHCM’s Management Agreement, adhering to all relevant laws and regulations.

Responsibilities:

Administrative/Financial: Manage deadlines, maintain records, respond to resident complaints, oversee the application process, ensure lease compliance, handle vendor communication, and assist in financial tasks like rent adjustments and report submissions.

Leasing and Marketing: Show properties to prospective residents, conduct market surveys, manage advertising accuracy, and promote referral programs.

Owner/Resident Relations: Maintain positive relations, enforce policies fairly, and manage move-ins/outs with a focus on customer satisfaction.

Personnel Management: Hire, train, and supervise staff, ensuring operational goals are met.

Property Maintenance: Inspect properties, supervise contractors, coordinate maintenance, and implement safety measures.

Requirements:

1-3 years in accounts receivable, payable, and customer service within a high-volume environment.

Proficiency in MS Office, particularly Word and Excel; knowledge of property management software is a plus.

Excellent organizational, communication, and problem-solving skills.

Certification (CMCA) from the Community Association Institute (CAI) is preferred.

High School Diploma required; college degree preferred.

Valid driver’s license may be required.

Physical Demands/Work Environment:

Ability to navigate the property, including stairs.

Office environment with standard equipment.

Regular property inspections outdoors.

Skills:

Strong customer service background.

Effective written and verbal communication skills.

Intermediate to advanced MS Office skills.

Knowledge of GHCM policies, procedures, and third-party software.
